Levelling office and lab floors at Surrey Research Park
Offices and labs change hands and layouts often, and each refit brings a floor that has to be made ready for new finishes. At Surrey Research Park, floors under technology and manufacturing tenants need to be flat and level before carpet tiles, vinyl or LVT go down, and any step or hollow shows through a thin sheet finish.
BS 8204 sets the target, and the finish going on top decides which class the floor has to reach. SR1 permits a 3mm gap under a 2m straightedge, SR2 5mm and SR3 10mm, and thin sheet finishes very often need SR1. On an existing floor, a self levelling compound, typically laid from about 2mm to 10mm, is the usual route there.
Preparation comes first. We strip off old adhesive, paint and anything loose, which may mean grinding the concrete floor, then prime to suit the base, whether concrete, sand and cement or calcium sulphate. Fast drying products keep the programme moving so fitters can follow quickly, and work can be phased room by room where a building stays partly in use.
Slyfield Industrial Estate, Guildford's largest industrial and commercial park, brings a different mix. Unit floors there may need concrete repair before any levelling. Our concrete floor repair service handles broken areas, and a compound then finishes the surface ready for its new floor covering.
Extension joins and older floors in Guildford homes
In houses, levelling tends to fix one of two things. The first is the join. An extension floor rarely ends up at exactly the height of the house it adjoins, and a compound tapered out from the step hides the change so the same flooring can run through both rooms.
The second is age. About 21% of Guildford homes were built between 1973 and 1999, and floors of that era have often had walls removed, kitchens moved or services dug in. A thin compound brings them back to a flat surface for modern flooring. Large format tiles are especially unforgiving, because a small hollow under one corner is enough to make a tile rock or crack. About 5% of homes are converted flats, where rooms once separate can meet at slightly different levels.
There is a point where compound stops being the answer. Poured too deep over a floor that ought to be rebuilt, it can crack and part from the base. If a floor is hollow, broken up or badly out of level, we will recommend a new sand and cement screed and price it honestly alongside the levelling option.
