Liquid Screed in Guildford

We pump and lay liquid screed in Guildford for extensions, open-plan ground floors, new homes and flats. Once it leaves the hose it settles flat by itself, and most floors can be walked across 24 to 48 hours later. Flats are a big part of the picture here, and a liquid screed can be pumped up a stairwell to an upper floor as readily as it fills a ground floor extension. We work with both calcium sulphate and cement based liquid screeds and recommend one to suit the room.

Where liquid screed earns its place in Guildford

Big floors, open floors and floors several storeys up are where liquid screed makes most sense. It arrives mixed, is pumped straight to the room and spreads under its own weight, so a whole ground floor or apartment can be done in one visit. Flats account for 27% of Guildford homes, and apartment floors are a good match for a material that needs no barrowing or hand compaction.

Semi extensions are the other obvious fit. A rear extension that opens into the kitchen gives a wide floor with few walls, and a pumped screed covers it quickly and flat, with no screeder kneeling on insulation for hours.

Flatness is the reason many builders choose it. Ask for SR1 or SR2 and a pumped floor will usually deliver it, so a 2m straightedge laid anywhere on it shows no gap over 3mm or 5mm. Because it barely shrinks, it can be poured with fewer joints than hand-laid screed, and it fills right round any heating pipes so no hollow pockets are left.

As a floating floor in a house, it goes in from about 35mm thick, rising to 40mm in commercial buildings. Put heating pipes underneath and 25mm or more has to cover them, bringing the total to roughly 45 to 50mm. Each millimetre up to 40mm adds about a day of drying, so the thinner section helps the programme and the flooring can follow sooner.

Pump access on Guildford streets and blocks

Before any liquid screed pour, the question is where the pump will stand. It needs a space close to the building, and the hose has to run from there to the room. A semi with its own driveway makes that easy. In the centre, where the High Street climbs steeply over granite setts, and anywhere parking is controlled, the plan needs more thought.

For flats, the hose can go up a stairwell, along a corridor or in through a window. Tell us the floor, the route and any restrictions from the managing agent when you ask for a price. Some buildings limit working hours or ask for protection on shared stairs and lifts, and knowing that early keeps the pour date secure.

Inside the room, the edge strip must be fitted and the membrane taped so the screed cannot escape underneath. We check both before the hose goes in.

With 18% of Guildford homes built since 2000, newer blocks and plots may have the build-up already designed for a flowing screed. If the drawings name a CA grade, our anhydrite specification page for Guildford covers grades and laitance. For longer runs or bigger pours, our screed pumping service explains the setup.

FAQs

Liquid Screed in Guildford: your questions

Is liquid screed better than sand and cement for a Guildford flat?

For most apartment floors, yes, because it is pumped to the room, levels itself and needs less depth. It suits large, open floors and underfloor heating. Sand and cement is still the choice for a small wet room laid to a fall, or where a cement base is needed early. We look at the flat and recommend one.

What is the minimum depth of liquid screed?

In a house, a floating liquid screed on insulation starts at around 35mm, and on commercial floors at around 40mm. Heating pipes need 25mm or more above them, so a heated floor usually ends up between 45 and 50mm deep. On a Guildford extension, the depth also has to suit the level of the existing floor.

Does liquid screed crack?

It shrinks far less than sand and cement, so cracking is much less common and large areas need fewer joints. When one does crack, the cause is usually a weak base, a gap in the edge strip or heating brought up too quickly. We check the membrane, insulation and edge detail before pouring, and hand over guidance on drying and heat-up.
