Preparing unit floors on Slyfield Industrial Estate
An industrial unit floor changes with every tenant. One leaves behind painted walkways, another the bolt holes from racking and glue from a vinyl office corner, and the next needs a clean, sound slab before its own floor goes down. A change of occupier on Slyfield Industrial Estate is a natural point to grind a unit floor back to a clean surface.
The machine is simple in principle. Heads fitted with diamond segments rotate against the slab and cut away a thin layer with each pass. That removes floor paint, thin coatings, adhesive residue and the weak laitance on top of a screed, and it takes down ridges, trowel marks and lips where neighbouring bays were cast at slightly different heights.
What follows decides how far we grind. Before a high strength topping or a bonded screed, the surface needs opening up so the new layer locks on. Before levelling compound, it needs to be clean and sound. Before resin by a specialist, it needs the surface texture their system calls for.
Grinding has one firm limit. It deals with local high spots, but it cannot level a floor that slopes or dips over a large area. Taking a big slab down to its lowest point would remove far too much and could leave a screed thinner than its minimum. In that situation we grind the high points and follow with compound or new screed. Broken and spalled areas are a separate job, covered by our concrete floor repair service.
Guildford offices, labs, extensions and garages
Offices and labs at Surrey Research Park need flat floors under their finishes too. When carpet tiles or vinyl are stripped out in a refit there, the slab beneath can be left with adhesive that must come off before levelling compound for the refit goes on.
Homes need grinding too, on a smaller scale. Where an extension slab meets the original floor on a semi, a lip at the join can be ground flush. A garage being turned into a room often has oil and paint on its slab. Lifting an old carpet can leave glue to clear before a thin latex base for new vinyl. Even the 9% of Guildford homes built from 2015 onward can have a ridge at a doorway where two pours met.
Dust needs controlling in every one of these settings. Concrete, screed and tiles contain silica, and grinding them releases respirable crystalline silica, so every machine we run is linked to dust extraction, and adjoining rooms or occupied office space are sheeted off.
We are a screeding contractor, not a supplier. We do not sell or hire grinders or tooling, and resin and polished concrete are outside our work. For very large areas or thick coatings, shot blasting or scarifying may be quicker.
