Grinding unit floors at Kingswey and Woking Business Park
Kingswey Business Park, made up of Optimum Park and Genesis Park, lies on the Sheerwater side of town, and Woking Business Park is close by. Their trade counters, distribution sheds, research space and industrial units all stand on concrete, and when a unit changes tenant that concrete tends to carry traces of the last one: painted walkway lines, glue from carpet tiles in an office corner, tyre marks, oil and ridges where a slab was cast in bays.
A diamond grinder deals with all of that by cutting the top of the slab away in very thin passes. Segments set in a rotating head scour off coatings and residue, then shave down lips at bay joints and any trowel marks left proud of the surface. What remains is open, clean concrete that a primer can soak into.
That clean surface is the whole point. Levelling compound, a new screed, new tiles or a resin system applied by another contractor all fail if they are stuck to paint or a weak skin.
Some limits are worth knowing. Grinding takes off millimetres, not centimetres, so it flattens local bumps but cannot correct a floor that falls across a whole unit. It also has to be watched on screeds, because removing too much can leave one thinner than its minimum depth. Where a slab is cracked or broken, our concrete floor repair service comes first, and very large areas or thick coatings may suit shot blasting as part of floor preparation instead.
Woking extensions, garages and lifted carpets
Homes need grinding too, usually on a smaller scale. 33% of Woking's homes were built between 1973 and 1999, and extending a house of that age often leaves a new slab butting against an older one with a lip along the old wall line. Grinding that lip down, then levelling across the joint, gives tiles or LVT one continuous surface.
Garages are another case. A garage floor turned into a room or a workshop may carry oil stains, paint and a rough, dusty top that new coverings will not stick to. Grinding cleans it back before screed or compound goes on.
Then there is old adhesive. Lift tired carpet or vinyl in an older room and the glue underneath often has to come off before a new finish is laid.
Dust is the serious part. Concrete, screed and tiles all contain silica, and grinding them releases fine respirable crystalline silica that should never be breathed in. We grind only with extraction connected, seal doorways to rooms beside the work and clean down afterwards.
Grinding is a preparation trade for us. Resin and polished concrete are outside our work, and our grinders and diamond segments are not for sale or hire. Thin smoothing work after grinding is covered on our latex screed page.
