Preparing Chertsey's office and studio floors
Large offices and studios can carry the same floor through several fit-outs, and Chertsey's corporate offices and the studios at Longcross are buildings of that kind. When an office floor is stripped for an upgrade, carpet tile adhesive, old paint and patches of earlier levelling come up with it. A new compound or adhesive laid over that residue bonds only to the residue.
Grinding takes the floor back to sound material. Rotating diamond heads cut the surface in thin layers, removing glue, paint and thin coatings along with ridges, trowel marks and the lips where slab bays meet. The floor is then ready for levelling compound, a new screed, new flooring or a resin finish laid by another contractor. Resin and polished concrete are outside our work.
Big open floors raise a practical question. Grinding suits local high spots and residue, but where a thick coating covers a very large area, shot blasting or scarifying may be faster. Both fall under our floor preparation service, and we will say which suits once we have seen the coating.
Where a larger site calls for a new high strength or fibre reinforced screed over an old slab, grinding first opens up the surface so it is clean and sound. For a smooth base under LVT or carpet tiles after grinding, see levelling floors in Chertsey.
Office refits often run while the rest of a building is in use, so we plan the grinding in sections and screen each one off.
Extensions and garages in Chertsey homes
At home, grinding usually solves a smaller problem. Extensions and kitchen diners are usually added to Chertsey's interwar and post-war semis, and the new slab rarely finishes at exactly the height of the old floor. A ridge of a few millimetres at the join can be ground away so one floor finish runs straight through.
A bigger difference cannot. Grinding only removes material, so it will not fill a dip or correct a floor that falls across the room. In that case the high points are ground back and the rest is brought up with compound or a screed. On an existing screed we check the depth before cutting, because taking off too much can leave it below its minimum thickness.
Detached houses are 17% of Chertsey's homes. Where a garage on any house is converted into a room, the old slab is often stained with oil and paint, and those have to come off before anything is bonded on. Lifting old carpet or vinyl elsewhere can leave adhesive that needs the same treatment, ahead of a thin coat of latex screed for Chertsey floors.
Dust is the hazard. Concrete, screed and tile contain silica, and grinding creates fine dust that is harmful to breathe, so we grind only with extraction and seal off the rooms around the work. We are contractors, not a hire shop: our grinders and diamond heads work on your floor and are never sold or hired out. For a nearby job, we also grind floors in Sunbury-on-Thames.
