Concrete Floor Grinding Contractors in Staines-upon-Thames

We grind concrete slabs and screeds in Staines-upon-Thames with diamond heads, taking off high spots, ridges, laitance, adhesive residue, paint and thin coatings so the next layer goes onto a clean, sound surface. The work is done by our own team as preparation, not as a finish in itself. Shop units in the Elmsleigh and Two Rivers shopping centres, and offices that have housed Bupa, Siemens, British Gas and Samsung's UK research institute, are the kind of floors that need it between one occupier and the next.

Grinding shop floors between tenants at Elmsleigh Shopping Centre

When a shop changes hands, the old flooring comes up and leaves its traces: patches of adhesive, painted areas, sealer and ridges where earlier repairs were trowelled in. A new tenant's vinyl, LVT or tiles cannot go over that, and neither can levelling compound, which needs a clean, open surface to bond to.

Diamond grinding provides it. Heads set with diamond segments rotate against the slab and shave away a thin layer on each pass, removing the contamination, trowel marks and weak laitance and bringing down local high spots and lips between bays. The surface left behind is clean and slightly textured, which is what primers are designed for.

A unit in either centre is usually handed between tenants on a short timetable. Grinding suits that, the dust is captured at source, and once the floor is clean the levelling compound for the unit can often follow straight after.

There is one thing grinding cannot do. A floor that slopes or dips across a wide area would need far too much concrete taken off, so the right approach is to grind the high points and then level or screed the rest. Damaged slabs with cracks or broken edges go through concrete floor repair first.

We are contractors, so we do not sell or hire grinders or diamond tooling, and we do not lay resin or polished concrete. If resin is being laid by another firm, we can prepare the slab to their specification.

Silica dust and home floors in Staines-upon-Thames

Concrete, screed and ceramic tiles all contain silica. Grinding them produces respirable crystalline silica dust, fine enough to reach deep into the lungs, so we grind only with an extraction unit connected to the machine. In an occupied house the room is sheeted off and nearby floors protected before we start.

At home, grinding usually means one of three jobs. On the inter-war and post-war semis, including the Kingston Road estates, rear extensions are common, and the new slab can sit slightly proud of the original floor; grinding the lip lets the flooring pass from old to new. Garage conversions are another, where paint, oil or an old coating comes off before the membrane and insulation go in. The last is old carpet or vinyl adhesive left on a concrete floor.

We keep an eye on depth throughout. Grinding too much from a screed can leave it below its minimum thickness, so we take off only what is needed.

For big areas or thick coatings, shot blasting or scarifying may be faster; see our floor preparation service. We cover concrete grinding in Ashford on the same terms.

FAQs

Concrete Floor Grinding in Staines-upon-Thames: your questions

Does a shop unit in Staines-upon-Thames have to be cleared before grinding?

The section being ground does. Shelving, fixtures and stock come out of that area, and it stays closed to staff and customers while we work. Dust is extracted at the grinding head and the boundary is sheeted, so a larger unit can be done in sections while the rest stays in use. The order of work is agreed with the landlord or shopfitter when we price.

Is concrete floor grinding the same as polished concrete?

No. Polished concrete is a finished floor produced by a specialist; grinding, as we do it, is preparation. We remove contamination, laitance and high spots so the slab is ready for compound, screed, new flooring or resin laid by others. We do not produce polished concrete or lay resin.

Will grinding remove floor paint from a garage before conversion?

Yes. Diamond grinding takes off floor paint and thin coatings, along with oil-stained surface concrete, leaving a clean base for a membrane or a bonded layer. Thick, rubbery coatings may suit shot blasting better. We check the garage floor first and include that preparation in the written price.
