Stripping office and showroom floors in Egham
A commercial refit usually starts with an old floor nobody wants to keep. Carpet tiles come up and leave a film of tackifier, vinyl leaves glue, and a showroom may have a painted or sealed slab. Each of those stops a new compound or adhesive from bonding properly, so it has to come off.
Grinding does that by cutting rather than scraping. Diamond segments on rotating heads take the surface down in thin layers, removing residue, paint, thin coatings, laitance and trowel ridges until clean concrete or screed is showing. The same machine takes down lips between bays and high spots that would otherwise show through a thin finish.
When an office or a shop unit around Magna Square is refitted, the new covering is normally booked for a set date, so the preparation has to fit that window. Grinding suits that, because the floor is ready for primer as soon as it has been vacuumed. Once ground, the slab can take self levelling compound for Egham refits, a new covering laid straight on, or a resin coating applied by another contractor; we prepare for resin but do not lay it, and we do not produce polished concrete.
A listed building brings its own care: protection of fixtures, controlled dust and a tidy finish. For a very large floor, or a coating too thick to grind away efficiently, shot blasting or scarifying may be quicker. New wearing screeds and larger floors are covered on our commercial screeding page.
Extension joins on Egham's post-war and later semis
Many Egham semis date from after the war or from the 1970s to the 1990s, and these are the houses that typically get extended into open plan kitchens; homes from 1973 to 1999 alone make up 24% of the town. When an extension is added, its new slab rarely finishes at precisely the height of the old floor. The result is a lip along the line of the former back wall. Grinding takes that lip down so a smoothing coat or the new floor covering can run across in one plane.
Grinding has a clear limit. It flattens high points but cannot fill a dip or correct a slope across a room. If the old floor falls away, we grind the peaks and then raise the rest with compound or a screed. We also measure screed depth first, because cutting too far could leave the layer thinner than its minimum.
Dust is controlled throughout. Silica is present in concrete, screed and tile, so cutting them throws up respirable crystalline silica dust. Every machine runs with extraction, and the work area is sheeted off from the rooms still in use. Where the ground slab is cracked or broken rather than just uneven, concrete floor repair comes first. The same work is offered in Weybridge.
