Grinding floors in Dorking extensions and garages
Grinding is a cutting job. Heads fitted with diamond segments spin across the slab and remove its top in thin passes, so a raised ridge, a trowel mark or a lip between two pours is taken down rather than buried under more material. The same passes strip laitance, glue left by old coverings, paint and thin sealers, exposing the sound concrete or screed beneath.
The interwar houses on old Deepdene and Denbies estate land are well suited to extending, and an extension is where this work often pays for itself. The new slab is cast to meet the old one, but the two seldom finish at exactly the same height. A small lip along the line of the old back wall is ground down so a coat of compound or a new floor covering can run across it without a bump.
Garages are the other common case. A garage slab has often soaked up years of oil, paint and patching, and before it is screeded or levelled for a conversion that dirty skin has to come off so the new layer can bond. Each stage of that floor is laid out in how a converted garage floor is built up.
There is a limit worth knowing before you book. Grinding flattens local high points, but it cannot correct a room that slopes or sags across its whole width. In that case the peaks are ground off and the remainder is brought up with self levelling compound for Dorking floors or a new screed. Cutting too deep can also leave a screed below the depth it needs to perform, so depths are measured before the machine goes on.
Dust control in lived-in Dorking houses
Concrete, screed and tiles all contain silica. Grinding them releases respirable crystalline silica dust, fine enough to hang in the air and harmful to breathe over time. That is why we grind only with extraction: each machine runs connected to an industrial vacuum, and the work area is sealed off from the rest of the house with sheeting and taped doors.
Semi-detached houses account for 26% of Dorking's homes, and in a semi or a terrace the family often stays in while the kitchen floor is prepared. Extraction keeps the dust out of the rooms still in use, and the floor is vacuumed clean before we leave. In a flat, the building's own rules on working hours and noise also shape the programme.
We are a screeding contractor, not a tool shop. Grinders and diamond tooling are not sold or hired, and resin and polished concrete are outside our work. If a specialist is putting resin down afterwards, we can prepare the slab for them. On a large area, or where a coating is too thick for grinding to clear efficiently, shot blasting or scarifying may suit better. The same service is offered in Guildford.
