Broadbridge Heath units and Horsham commercial floors
Broadbridge Heath has industrial parks, and a unit floor there may have had several occupiers before the next fit-out. Each one tends to leave something behind: painted aisles, line markings, bonded vinyl from an office corner, or a thin sealer that has worn through in places. A new finish or a levelling compound will not hold reliably over any of it.
A diamond grinder deals with these layers one pass at a time. The rotating segments cut the surface back in thin slices, and the dust is drawn straight into an extractor connected to the head. We keep going until the concrete is clean and open, then vacuum and inspect it. Raised edges at bay joints, old trowel ridges and dusty laitance come away in the same process.
Grinding suits most refits, but not every floor. A very large area, or a thick coating built up over years, is often cleared faster by shot blasting or scarifying, and our floor preparation page explains those methods.
Office refits in the town follow the same pattern on a smaller scale. Offices such as St Mark's Court, where RSA Insurance Group is registered, and shops in Swan Walk and The Forum go through refits of their own. Lifting old carpet tiles usually leaves adhesive on the screed, and grinding it off gives levelling compound for the new finish a sound surface to bond to. Once the floor is clean, the levelling and flooring can follow on the same programme.
Holbrook extensions, garages and grinding limits in Horsham
Houses on Holbrook and similar late 20th century estates suit extension and kitchen projects. Where the extension slab meets the original floor, a small lip or a proud edge is common, and a run of LVT or large tiles will show it. Grinding brings the high side down so both floors meet flush.
Garages bring a different job. Detached houses make up 27% of Horsham's homes, and a garage being converted on any house may carry floor paint, oil stains or a thin coating that must come off before a screed or new floor is laid. The garage floor screed guide covers what follows.
Know what grinding cannot do. It takes off local high spots, but a floor that slopes or dips across a room is not fixed by cutting deeper, and removing too much can leave a screed below its minimum depth. In that case we grind only the peaks and then level or rescreed.
Dust is controlled throughout. Silica is present in concrete, screed and tiles, and cutting them creates fine respirable dust, so our grinders never run without extraction.
We are a contractor, so we neither sell nor hire grinders or tooling, and resin and polished concrete are outside our work. If the job is in Crawley instead, concrete floor grinding in Crawley covers it.
