Concrete Floor Grinding in Burgess Hill

In Burgess Hill we diamond grind concrete and screed floors, cutting away bumps, bay ridges, laitance, stuck glue, paint and worn coatings so compound, screed or new flooring has a clean base. Our own team does it, always with dust extraction. The town's employment areas give the work its shape: when a unit at Victoria Business Park, Sheddingdean Business Park or Ditchling Common Industrial Estate is refitted, the old floor finish has to come off first.

Grinding unit floors at Ditchling Common Industrial Estate

An industrial or trade unit floor builds up history. Painted walkways, line markings, worn coatings, oil and the ridges between slab bays all sit on the surface, and none of it gives a new finish a sound base to bond to. A diamond grinder takes the top of the slab off in thin layers, removing the coating and the weak skin with it, and leaves bare, open concrete.

Offices and carpeted units present a different problem. Carpet tiles and vinyl leave adhesive behind when they are lifted, and new compound will not grip it. Grinding cuts that residue away, along with trowel marks and small high spots, so the primer can soak into clean material.

It is worth being clear about what grinding cannot do. It only removes material, so it corrects local high points but not a unit floor that falls from one end to the other or dips in the middle. For those, we grind first and then pour compound across the area, as explained on our Burgess Hill floor levelling page. If the slab itself is cracked or breaking up, concrete floor repair comes before any grinding.

Shops in the redeveloped Martlets Shopping Centre raise the same questions on a smaller scale. For very large floors or thick coatings, shot blasting or scarifying through our floor preparation service can be quicker.

Extension lips and garages in Burgess Hill houses

In homes, grinding is usually about joins and old coverings. When a 1970s or 1980s Burgess Hill semi gains a rear extension, its new slab and screed are meant to sit flush with the original concrete. Where the new floor ends up a few millimetres proud, the lip is ground down before compound or flooring runs across both rooms.

Old carpet glue and vinyl adhesive are the other common task. Detached houses make up 29% of Burgess Hill homes, and the garage on a house like that may also have a painted floor, which has to come off before a conversion screed will bond.

Dust is controlled throughout. The silica in concrete, screed and tiles becomes a fine, harmful dust once ground, so our grinders always run with extraction attached and doorways are sheeted.

We check screed depth before grinding, since a screed that loses too much of its thickness is no longer up to its job. Grinders and diamond tooling are not something we sell or hire out, and resin or polished concrete is not laid by us; if resin follows, a specialist lays it on our prepared surface. Grinding in Uckfield is covered on the Uckfield concrete floor grinding page.

FAQs

Concrete Floor Grinding in Burgess Hill: your questions

How much does concrete floor grinding cost in Burgess Hill?

We do not publish a rate for grinding, because the price depends on the floor area, what has to come off and how hard it is. A thin film of adhesive is quicker than an old epoxy coating. Send photos, the area and what is going down afterwards, and a fixed written price comes back within 24 hours.

Can you prepare a unit floor for resin?

Yes. Grinding is a common preparation for resin, because it removes laitance and contamination and opens the surface so the resin can bond. We grind and leave the floor clean and sound. The resin itself is laid by a specialist, since we do not install resin or polished concrete floors.

Is concrete grinding dusty?

Without control it would be, and the dust contains silica, which is harmful to breathe. That is why our grinders always run with extraction connected at the grinding head, and why we sheet off doorways and adjoining rooms. In an occupied house or a working unit, we agree the work area and protection with you before starting.
