Preparing unit floors at Malling Brooks Industrial Estate
Malling Brooks Industrial Estate took in firms displaced from the old Phoenix site, John Gosnell and Co among them. A new occupier of an existing unit inherits whatever the last occupier left on the floor: painted walkways, adhesive from carpet tiles in the offices, a worn sealer in a workshop, or a ridge where two bays of concrete were cast at different heights.
Grinding deals with all of these. Spinning diamond segments shave the surface down a little at a time until clean, sound concrete is exposed, open enough for a primer to soak in. The machine works close to walls and around columns, so a unit can be prepared in sections while the rest of the space is in use.
What goes on next depends on the fit out. Office and showroom areas usually take a self levelling compound and new flooring. A worn production floor may need a new topping laid by our commercial screeding team. Where a resin finish is specified, we hand over a ground, cleaned slab for the resin contractor, as resin and polished concrete finishes are not part of our work.
Grinding suits defined areas and thin layers. On a very large floor, or under a thick coating, shot blasting or scarifying usually works faster, and both sit under shot blasting and floor preparation. We say which method fits before pricing, and our machines are never sold or hired out.
Dust is part of the plan from the start. Concrete and screed contain silica, and grinding creates fine dust that is harmful to breathe, so extraction is connected to every machine we run.
Grinding house floors in South Malling and Lewes
In a house, grinding usually comes up for one of a few reasons.
South Malling's post-war semis are a typical place for an extension on a concrete slab. The new slab and the old floor rarely meet at exactly the same height, and a lip of a few millimetres along the join will show through LVT or large tiles. Grinding the high side down lets the step be feathered out with self levelling compound for Lewes floors.
When old vinyl, cork or carpet is lifted in an older house, the slab beneath is often left with patches of black adhesive or paint. These must come off before a primer can bond, and grinding removes them without the chiselling that can damage a weak floor.
Garages are a third case, where paint and oil are ground off before conversion.
Grinding has limits. It removes high spots, but it cannot correct a floor that slopes or sags across the room, and on a screed, taking off too much can leave it below its minimum depth. A floor like that is levelled or rescreeded instead. In a Lewes terrace, where neighbours share walls, we seal doorways and run extraction throughout. The same work is available through floor grinding in Uckfield.
