Preparing warehouse slabs at Cradle Hill Industrial Estate
Cradle Hill's light industrial and warehouse units start at around 1,000 sq ft. A floor that size can carry years of marking paint, sealer, tyre marks and glue from old offices, and a new occupier usually wants it clean before anything else happens.
Here is how it works. A grinder fitted with diamond segments spins across the slab and shaves off the surface a thin layer at a time. It flattens ridges and trowel marks, takes down the step between two concrete bays and cuts through floor paint and thin coatings. Laitance, the weak, dusty skin on some slabs and screeds, comes off with them. The result is a sound, open surface that the next product can grip.
What follows depends on the use. An office corner getting carpet tiles needs a smoothing compound on a clean slab, and our Seaford floor levelling page covers that. A resin finish laid by a specialist contractor needs the surface profile they ask for, and we prepare to that brief, though resin and polished concrete are not things we lay.
Grinding has its limits on a big floor. Thick coatings or very large areas can be quicker to strip by shot blasting or scarifying, which fall under our surface preparation methods. Where the slab is cracked or broken out, repairing the concrete comes before or alongside the grinding.
Seaford extensions, conservatory bases and lifted floor coverings
In houses, grinding is usually a small, targeted job. Homes built since 2015 are only 3% of Seaford's housing, so most floors that need it are older slabs with a history.
A conservatory replaced by a solid-roofed room can leave its old base sitting slightly proud of the house floor. Grinding that lip down may let the two be finished together with a thin compound rather than a new screed. The same applies where a single storey extension slab meets the original.
Old floor coverings are the other trigger. Lift vinyl or carpet from a post-war bungalow and there may be hard, uneven glue underneath, too lumpy to cover. Grinding removes it back to clean concrete.
A slope across the room is a different problem. Grinding only removes high spots, and taking too much off a screed can thin it below its minimum depth, so a sloping floor is ground where needed and then levelled or screeded.
Dust is kept in check. Grinding concrete, screed or tiles creates respirable crystalline silica dust, so every machine we run is connected to extraction, and we sheet off the rest of the house. As contractors rather than a hire company, we keep our grinders and diamond tooling for our own jobs and do not sell or rent them out.
