Flat floors for new finishes in Seaford homes
Modern floor finishes need a flatter base than older ones did. LVT and sheet vinyl follow every ridge, large tiles need a true surface to avoid lipping, and engineered wood needs even support. We lay a 2m straightedge on the floor and read the gap against BS 8204: 3mm for SR1, 5mm for SR2, 10mm for SR3. Thin sheet flooring such as vinyl often calls for SR1.
Seaford homes throw up a few typical cases. A conservatory replaced by an extension often leaves a line where two floors of different ages meet. Older solid floors in post-war houses can have dips and patched areas. Terraced houses are 12% of the town's homes, and a knocked-through room in one may have two different floor constructions side by side.
Each is handled by preparing the surface, repairing cracks and loose patches, then priming. Each base takes its own primer, whether it is concrete, a cement screed or calcium sulphate. Then the compound is poured across the room, spread out and left to level itself smooth. Fast drying products keep the programme short, so flooring can follow without a long gap.
A floor that is breaking up, or further out than compound can safely fill, needs repairing or a fresh screed laid instead. Our screed repair service and Seaford sand and cement floors cover those routes.
Refitting units at Cradle Hill Industrial Estate, Seaford
Cradle Hill Industrial Estate, north of the town off Alfriston Road, is Seaford's main industrial estate, with light industrial and warehouse units of around 1,000 sq ft and upwards within half a mile of the A259. When a unit changes tenant or is refitted as a showroom, trade counter or office, the existing concrete can be dusty, worn or uneven.
For carpet tiles, vinyl or LVT in an office or showroom area, a smoothing compound over a prepared, primed slab gives a flat finish quickly. Fast drying products mean the fit-out team can follow on without a long wait. If the surface is contaminated or badly worn, concrete floor grinding opens it up first so the compound bonds.
Heavier warehouse floors need more thought. A thin compound gives a smooth base for floor coverings; where floors take heavy loads, a high strength screed is the sounder route. Resin, polished concrete and structural power floated slabs are outside what we do, and you will hear that at the survey.
