Self Levelling Screed and Floor Levelling in Eastbourne

Across Eastbourne we use self levelling compound to turn uneven screeds, slabs and prepared subfloors into a flat, smooth surface ready for LVT, vinyl, large tiles or engineered wood. The local picture explains why it comes up so often: 9% of the town's homes are flats in converted buildings, and old villas split into flats in Meads and Upperton often have uneven timber floors that need careful levelling before new flooring goes down.

Levelling floors in Meads and Upperton conversions

Victorian villas in Meads and Upperton that have been split into flats bring two problems at once. The floors are often uneven timber, and a new floor between two flats needs an acoustic build-up. Once the boards are secured and a suitable layer is in place, levelling compound gives the finish a smooth, flat surface to sit on.

Flatness is checked with a 2m straightedge, following BS 8204. The gap beneath it can be 3mm at most for SR1, 5mm for SR2 and 10mm for SR3. Vinyl, LVT and other thin sheet finishes often need SR1, and large format tiles are just as fussy. A floor that looks fine under carpet can fall well outside those limits.

Most compound goes down between about 2mm and 10mm thick, though some products can be laid deeper. Priming comes first, and the primer has to suit the base: sand and cement, calcium sulphate, concrete and timber each need something different.

There is a limit. Pouring compound thick over a floor that is well out of level, cracked or hollow is likely to end in cracking and debonding. Then the honest answer is a new screed, and our sand and cement screed in Eastbourne is often the right route for a failed solid floor. For very thin finishing coats over sound floors, our latex screed service is another option.

Shop and unit refits around The Beacon and Lottbridge Drove

Commercial refits are the other side of floor levelling in Eastbourne. The Beacon shopping centre, which replaced the Arndale and opened its extension in 2018, and the Admiral Retail Park both contain units where a new tenant brings new flooring. The Lottbridge Drove commercial area, about 120 acres of industrial, warehouse, trade counter and retail uses including Hammonds Drive Industrial Estate, adds warehouses and trade counters.

In those units the old floor often carries adhesive, patches and changes in level where partitions came out. The base is cleaned back, repaired where needed, primed and levelled to the class the new floor needs. Where shopfitters are waiting, we use fast drying products so the rest of the fit-out can follow on quickly.

At Sovereign Harbour, harbourside apartments and townhouses sometimes need a levelling layer before new flooring over existing underfloor heating. Compound over a heated floor must be compatible with the system and applied at a thickness that suits it.

Where a floor needs more than a skim, for example a worn concrete surface, our concrete floor repair service deals with it first. We also level floors in Bexhill-on-Sea.

FAQs

Floor Levelling in Eastbourne: your questions

How flat does a floor need to be for LVT in an Eastbourne flat?

SR1 is what many LVT and vinyl makers ask for: a 2m straightedge laid on the floor should show no gap bigger than 3mm. Thin sheet finishes show every dip, so floors are usually levelled with compound first. Before quoting, we put a straightedge on your floor and let you know which class it reaches as it stands.

Can levelling compound be laid over old floorboards?

Sometimes, if the boards are firmly fixed and overlaid with a suitable board first, and the product is rated for timber. Loose or springy boards will crack the compound. In converted flats, the acoustic layer also has to be considered, so we look at the whole build-up before recommending anything.

When does a floor need a new screed instead of levelling compound?

If the dip is deeper than a compound can safely take, or the base underneath is cracked, hollow or crumbling, a new screed is needed. Compound normally goes on somewhere between about 2mm and 10mm. Filling a failed floor with a thick pour to disguise it tends to crack and debond, so relaying the screed is the sounder repair.
