Levelling Polegate floors before LVT, tiles or wood
Thin, hard floor finishes show every flaw in the base. LVT and sheet vinyl telegraph dips and ridges, large format tiles rock on high spots, and engineered wood can creak where it bridges a hollow. So the flatness of the floor is measured before anything is ordered, using a 2m straightedge. BS 8204 sets the limits: a gap of 3mm at most for SR1, 5mm for SR2 and 10mm for SR3. Thin sheet flooring often needs SR1.
In Polegate the uneven floor is usually one of two things. The first is an older solid floor. Polegate has a large stock of post-war homes, and a further 11% were built between 1973 and 1999, so plenty of ground floors have settled, been patched or worn over decades. The other is the step or ridge at the back of the house, where an extension floor laid years after the original sits slightly high or low.
Both are handled the same way. The base is cleaned and prepared, cracks and loose areas are repaired, and the floor is primed with the right primer for concrete, sand and cement or calcium sulphate. The compound is then poured and spread, finding its own level. If the old floor is thin or breaking up, compound is not the answer; a screed repair or a new sand and cement floor comes first.
Refitting units at Chaucer Industrial Business Park Estate
Most of Polegate's industrial businesses are based at the Chaucer Industrial Business Park Estate on Dittons Road. When a unit changes hands or is refitted, the concrete floor is often worn, dusty or uneven from years of use. Before new finishes, racking or machinery go in, it usually needs repairing, grinding or levelling.
A thin smoothing compound suits offices, trade counters and showrooms that are getting carpet tiles, vinyl or LVT. It is quick to lay, and fast drying products keep the fit-out moving so the unit can open on time. Where the slab is badly worn or the surface is contaminated, concrete floor grinding takes it back to sound material first.
Warehouse and workshop areas that take heavy traffic are different. There, a high strength screed can be used in place of a thin compound. We do not lay resin coatings, polished concrete or structural power floated slabs, and we say so at the survey rather than stretching a product beyond what it can do.
