Specifying calcium sulphate screed for Polegate builds
Purpose-built flats make up 14% of Polegate's homes, and 9% of all homes were built between 2000 and 2014. Apartment floors and new build plots are where calcium sulphate screed is most often written into a specification, usually as a CA grade.
The code tells you the strength. In the European screed standard, C gives compressive strength and F gives flexural strength, each in N/mm2. A lightly used domestic floor is fine at CA-C20-F4. Most houses, flats and offices sit at CA-C25-F5. Heavier wear calls for CA-C30-F6. We lay the grade specified, and if the drawings leave it open we will say which one fits the room.
Some products are alpha hemihydrate rather than standard anhydrite. Specifiers pick them for quicker drying or a slimmer floor, and depth and drying then follow that product's own data sheet.
It shrinks very little, and that is what makes it useful. Big bays with only a few joints become possible, which suits an open-plan ground floor or an entire flat level. Bay and joint layout is still planned before the pour, around doorways and changes in the building.
Some rooms are off limits, though. Anywhere water may sit, such as a shower area, needs a flowing mix based on cement, or a traditional hand-laid sand and cement floor.
Laitance, moisture and primers on Polegate floors
While the screed cures, laitance rises to the surface: a thin skin with little strength. Tile adhesive and levelling compound will not hold to that skin reliably, so it is sanded away when the floor has dried. Skipping that step risks tiles or vinyl letting go later. The anhydrite screed guide explains why it forms.
Moisture is the second check. Flooring makers often allow less moisture in calcium sulphate than in a cement screed, so a hygrometer reading decides when flooring goes down, not the colour of the surface or how many weeks have passed. If the floor is heated, running the system from around day 7 normally speeds that drying up.
Primer choice matters as well. Some primers and compounds made for cement are not compatible with calcium sulphate, so the floor is primed with a matching product before any levelling or adhesive. You get our drying and laitance notes in writing to pass on to your flooring fitter.
