Anhydrite and Flow Screed in Peacehaven

We supply, pump and finish calcium sulphate (anhydrite) flow screed in Peacehaven to the grade given in the specification. Purpose-built blocks hold 15% of Peacehaven's homes, and it is on flat floors and new build plots that drawings usually name a calcium sulphate grade. A good result needs four things: that exact grade, a bay plan, the laitance taken off and a moisture test passed before flooring.

CA grades and alpha products for Peacehaven builds

Calcium sulphate screed is ordered by grade. Read the code as two strengths in N/mm2, as the European standard for screeds sets out: the C figure is compressive, the F figure flexural. A house floor with light use gets CA-C20-F4, the general grade for homes, flats and offices is CA-C25-F5, and CA-C30-F6 takes heavier traffic. Whatever the drawings for a Peacehaven plot or block say, that is the grade we pour.

Homes built from 2000 to 2014 make up 9% of the town, with more since. What makes it attractive for new plots and flats is how little it shrinks, which lets big bays go down with only a few joints, on insulation or over heating pipes. The bay and joint layout, across door thresholds and between heating zones, is planned before the pour so nothing is left to guesswork.

An alpha hemihydrate product turns up on some specifications. Specifiers choose one when the floor must dry quicker or be shallower, and its own product sheet then sets the thickness and drying, which is what we go by.

Everything under the pour is laid by our own crew. If calcium sulphate is wrong for a room, a flowing screed made with cement is available as the alternative. To read more about the material, try our anhydrite guide. If the need is simply a fast, level pour for an extension rather than a written specification, the liquid screed option is usually the simpler route.

Before flooring goes onto a Peacehaven anhydrite floor

Finishing matters as much as pouring. Calcium sulphate leaves a thin, weak film of laitance on its surface as it dries, and flooring adhesive does not stick to it. When the screed is dry enough, we sand that film off and prime the surface with a primer designed for calcium sulphate. That is the step that stops tiles, LVT and wood from lifting later.

Moisture is the other test. The floor also has to be drier than most people assume, as flooring manufacturers commonly hold calcium sulphate to a tighter moisture limit than cement. We use a hygrometer and check the reading against the flooring maker's figure. With heating pipes in place, warming the floor to force dry it can normally begin from about 7 days and brings the date forward.

Keep calcium sulphate out of any room where water could get onto the floor. A shower room or utility on a new plot takes a cement based flowing screed, or a hand-laid sand and cement screed in Peacehaven where falls to a drain are needed. Where an older anhydrite floor has been damaged, our screed repairs service covers the fix.

FAQs

Anhydrite & Flow Screed in Peacehaven: your questions

Is anhydrite screed stronger than sand and cement?

Strength depends on the grade, not the name. A CA-C25-F5 anhydrite screed is specified to a set compressive and flexural strength, and a sand and cement screed can be made stronger with the right mix. The real differences are elsewhere: calcium sulphate shrinks less and suits big bays, while cement copes with wet areas. For a Peacehaven flat, the drawings set the grade.

How long does anhydrite screed take to dry before flooring?

Count on around 40 days for the first 40mm, and longer for every millimetre beyond that. Heating pipes in the floor make a big difference, because force drying can normally begin around day 7. When it is dry, the laitance comes off with a sander and a primer goes on. The real signal is a hygrometer reading low enough for the flooring manufacturer, never a date on the calendar.

Can anhydrite screed go in a utility room?

Only if there is no chance of the floor getting wet. Long exposure to water weakens calcium sulphate, so where a washing machine or sink might leak, the utility floor should be a cement screed. On a Peacehaven new build, that room takes a cement based flowing screed. Our Lewes anhydrite page covers the material in the county town.
