Anhydrite grades for Ridgewood Farm plots and Uckfield flats
A new build specification usually names a calcium sulphate grade, and each one is a strength rating under the European screed standard. The C value is compressive strength and the F value flexural strength, in N/mm2. A lightly used domestic floor can be CA-C20-F4; most houses, flats and offices are CA-C25-F5; heavier wear needs CA-C30-F6. On a phase of houses, the grade is normally set once and applied to every plot.
Purpose-built flats account for 12% of Uckfield's homes, and apartment floors are another natural home for anhydrite. It shrinks very little, so an entire flat or an open-plan ground floor can be laid in big bays with only a few joints. Doorways and structural changes still get joints, drawn onto the bay plan ahead of pour day.
Alpha hemihydrate products sit alongside the standard grades. Specifiers reach for them when drying has to be quicker or the floor thinner, say on a tight programme or where height is short, and each one's data sheet then sets the rules.
There is one clear limit. Anywhere that may get wet is off limits, so a walk-in shower or plant room takes a flowing mix based on cement or traditional hand-laid sand and cement. We mark those areas on the plan before ordering.
Sanding, testing and priming anhydrite floors in Uckfield
Every calcium sulphate floor forms a thin, weak surface layer as it sets, called laitance. Flooring adhesives, primers and compounds do not bond reliably to it. After drying, we sand that skin away, clear the dust and prime with a product made for calcium sulphate, and only then does compound or adhesive go on.
The moisture check follows. Flooring makers often allow less moisture in calcium sulphate than in cement, so each Ridgewood Farm plot or flat floor gets a hygrometer reading checked against that product's limit, rather than a guess from its colour. Heated homes can normally use their own underfloor system to speed drying from around day 7, stepping the temperature up gently and in stages.
On a development, each plot's drying and laitance advice is handed over in writing, so the site manager can plan flooring plot by plot. Extra surface work, such as removing contamination, falls under floor preparation. The anhydrite screed guide goes into more detail, and for a nearby town, see anhydrite flow screed in Burgess Hill.
