Anhydrite Screed in Royal Tunbridge Wells

Anhydrite comes from us ready to pump, and we pour and finish it across Royal Tunbridge Wells in the calcium sulphate grade your specification sets out. Purpose-built blocks account for 25% of homes here, and flats carved out of older buildings often need acoustic screeds, so the material is most at home on apartment floors laid over insulation or an acoustic layer. What sets it apart is the specification: its CA grade, its laitance and its moisture limit.

Calcium sulphate grades for Royal Tunbridge Wells apartments

Look at the floor notes on a drawing and the calcium sulphate will be described by a code. You will usually meet one of three, from CA-C20-F4 at the lighter end, through CA-C25-F5, up to CA-C30-F6. The European screed standard reads the two numbers as strengths in N/mm2, compressive after the C and flexural after the F.

Put simply, the first is for lightly used domestic floors, the second for the majority of houses, flats and offices, and the third for floors that take a beating. Whoever designs a block of flats picks the grade, and that is the one we put down. Occasionally the design asks for an alpha hemihydrate instead, because it dries faster or can go in thinner, and then depth and drying follow that product's own sheet.

What makes anhydrite practical is how little it shrinks. A flat over insulation, an acoustic layer or heating pipes can be poured in a single visit, in large bays with hardly any joints. Before pour day we set out where bays end and where movement joints go, paying particular attention to doorways and the edges of heating zones.

Conversions bring their own questions. A flat created inside a period building may have uneven concrete, timber in places and tight height limits. Calcium sulphate can work over a properly prepared, isolated base, but the build-up has to be checked first, and sometimes a thin levelling solution is more sensible. Laitance and moisture checks before Royal Tunbridge Wells flooring

A thin, weak layer called laitance appears on the surface while the screed dries out. Flooring glued onto that layer can let go, so when the floor is ready we sand it off and seal the surface with a primer made to suit calcium sulphate.

After sanding, we look at moisture. Flooring suppliers commonly set calcium sulphate a tighter moisture limit than cement screed, so guessing from the calendar will not do, and the figure has to come from a hygrometer. Any heating in the floor can normally be run to force dry it once roughly 7 days have gone by.

Water is the material's weakness. Calcium sulphate that stays damp for long periods loses strength, and a slow leak under a washing machine or a shower tray can soften the floor before anyone notices. Wet rooms, utility floors at risk of leaks and anywhere else that may stay wet should be on a cement based flowing screed or on sand and cement screed in Royal Tunbridge Wells. For older bases that need grinding, cleaning or repair before a new layer, see our floor preparation service. We also pour calcium sulphate in East Grinstead.

FAQs

Anhydrite & Flow Screed in Royal Tunbridge Wells: your questions

Which calcium sulphate grade is used for flats?

Flats normally get CA-C25-F5, which is also what most houses and offices are poured in. The lighter CA-C20-F4 suits domestic floors that see little use. For harder wearing areas, a specification moves up to CA-C30-F6. The specification for a Royal Tunbridge Wells apartment scheme will name the grade, and we pour exactly that.

What happens if laitance is not removed from anhydrite screed?

Flooring adhesive bonds to the weak surface skin rather than the screed. Tiles can debond, LVT can lift and levelling compounds can crack or peel. Removing the laitance by sanding, once the screed is dry enough, and then priming with a compatible product avoids that. It is a standard step, not an extra.

Can anhydrite screed go over an acoustic layer?

Yes. It is often poured as a floating screed over an acoustic mat or insulation, which suits flats where sound between floors matters. The edge strip must separate the screed from the walls completely so sound cannot bypass the layer. We check the build-up against the acoustic design before pouring.
