Concrete Floor Grinding Contractors in Royal Tunbridge Wells

Our own team grinds concrete and screed floors in Royal Tunbridge Wells to take off high spots, ridges, laitance, old adhesive and floor paint, leaving a clean, sound surface for the next layer. A large share of the commercial floor space is at North Farm by the A21, in the showrooms and warehouses of Fountains, Spa, Great Lodge and King Standing retail parks and Tunbridge Wells Shopping Park, each refitted when an occupier changes. In homes, grinding handles extension joins, garages and glue left behind after old carpet or vinyl is lifted.

Preparing retail park slabs at North Farm

Strip out a showroom or warehouse unit at North Farm and the slab underneath tells the story of every previous fit-out. Painted floors, glue from carpet tiles, line markings and patches of thin coating all sit between the concrete and whatever the new tenant wants to lay. A shop in Royal Victoria Place, in the town centre, can hold the same layers under its old flooring.

Diamond grinding takes them off. Heads set with industrial diamonds spin against the floor and cut the surface away a little at a time. As they go, they also remove the faults a straightedge picks up on a large slab: lips at bay joints, trowel marks and isolated high spots. The surface left behind is open and clean, so a primer can soak in and a compound or adhesive can bond.

In an occupied retail park, dust control decides how the job runs. Concrete and screed contain silica, and grinding them throws up fine, respirable dust. We only grind with extraction connected at the head, and we seal off neighbouring units, stock and shopfronts.

The work stops at preparation. We hand over a surface ready for levelling compound, a new screed, resin laid by others, or flooring. We do not lay resin or polished concrete, and we do not sell or hire grinders or tooling. For very large areas or thick coatings, shot blasting or scarifying may suit better, both covered by our floor preparation service.

Grinding in Royal Tunbridge Wells homes and garages

Detached houses make up 18% of homes in Royal Tunbridge Wells, and grinding comes up in houses of every type when a floor is being prepared.

An extension is a frequent case. The new slab and the old floor seldom finish at exactly the same height, and a lip of a few millimetres is better ground down than buried under a deep pour of compound.

A garage is another. Oil, paint or old sealer on a garage slab will stop a new screed bonding, so grinding back to clean concrete comes before the membrane, insulation and screed of a conversion.

The third is a floor under lifted carpet or vinyl, where hard old glue would otherwise sit beneath the new finish.

Know the limit before booking. Grinding removes high spots, but it cannot correct a floor that falls or dips across a room, and cutting too deep can leave a screed below its minimum depth. In that case we grind the highs and then level, as described on the Royal Tunbridge Wells floor levelling page. Cracked or crumbling concrete needs repairs to the slab first. We also grind floors in Sevenoaks.

FAQs

Concrete Floor Grinding in Royal Tunbridge Wells: your questions

Can grinding take tile adhesive off a concrete floor?

Yes. Once old tiles are lifted, ridges of hardened adhesive usually stay behind, and they would show through a new floor or stop a compound bonding. Diamond grinding cuts them back to the concrete. Where the slab under the tiles turns out to be screed, we take care not to grind it thinner than its minimum depth.

Can you grind a floor in a shop that is still trading?

Often, with planning. Grinding is done with dust extraction on the machine, and we screen off the work area from stock, tills and customers. Noise is the bigger issue while customers are in, so in a shop at North Farm or in the town centre the grinding is often booked for closed hours. Tell us the opening times when you ask for a price.

Is grinding the same as shot blasting?

No, though both prepare a slab. Grinding uses diamond heads and gives close control over a high spot, a lip or a thin coating. Shot blasting fires steel shot at the floor and suits large open areas or thicker coatings, with scarifying for heavier removal. We recommend one after seeing the floor and what is going on top.
