Grinding old glue and paint in Oxted homes
Take up an old carpet, a run of vinyl tiles or a cork floor in an Oxted house and the slab underneath is seldom clean. Old adhesive, spray glue, foam underlay stuck to the concrete and coats of floor paint are all typical. None of those is a safe base for a primer, a levelling coat or new tile adhesive.
Diamond grinding removes them by shaving the surface back a little at a time. Heads fitted with diamond segments rotate across the floor, taking the residue and a fraction of the surface with them, and leaving open, sound concrete that the next product can grip. The same pass trims high spots, trowel marks and ridges.
We measure before and after. Grinding is controlled, but taking too much off a screed can leave it thinner than its minimum depth, which weakens it. Where a floor needs more than a light skim, we say so rather than cutting further.
What grinding cannot do is level a room that slopes or dips across its width. It only removes material, so the high points come down while the low areas stay where they are. The usual sequence is to grind, prime and then pour a compound; our Oxted levelling compound page covers that second stage. Very thick coatings, or large areas, can be quicker to strip by shot blasting or scarifying, both part of our floor preparation service.
We work as the contractor on site. Nobody can buy or hire a grinder or diamond tooling from us, and resin and polished concrete floors are laid by other firms, not by K & B.
Extension joins and garages across Oxted
Post-war houses from 1945 to 1972 make up a large part of Oxted, and when one is extended, a new slab has to meet an existing floor level. Even a well set out slab can finish a few millimetres proud of the original floor. Grinding that lip down, rather than ramping over it, gives a level threshold for a latex smoothing coat or the new flooring.
Garages bring their own residue. Oil, paint and old sealers soak into the top of the slab and stop a primer bonding. Grinding takes that skin off so a conversion can move on to insulation and screed, or so a new garage finish has a clean base. A garage floor that falls towards the door still needs building up afterwards.
Dust control is not optional. Old tiles, screed and concrete all hold silica, which becomes a fine, lung-damaging dust once ground. Our machines run only with dust extraction connected, doorways are sealed with sheeting and the rest of the house is protected, which matters when a family is living in the other rooms.
The same preparation applies to a shop or office floor before a refit, priced as part of our commercial screeding work where screed follows. For floor grinding over in Horley, see concrete grinding in Horley.
