Liquid screed in Oxted extensions and open-plan rooms
Only 16% of Oxted's homes have been built since 2000, so in Oxted liquid screed is more likely to go into an extension than a whole new house. Semi-detached homes make up 29% of the town, and a single-storey extension across the back of one is exactly the kind of open, rectangular floor that pours well.
The advantages are practical. Because the screed flows, it settles flat enough for surface regularity of SR1 or SR2 to be readily achievable, which saves time when large tiles or LVT go down. It shrinks very little, so a big floor needs few joints. And it fills completely around any heating pipes, which is why it pairs well with underfloor heating screed in Oxted.
Depth is set by the use. Where it floats on insulation, a house floor needs about 35mm as a minimum and a commercial one about 40mm. If pipes run through it, 25mm of screed or more must sit above them. Getting the depth right also means the finished floor meets the existing house at the same level.
Liquid mixes are made with either a calcium sulphate or a cement binder. Which one suits depends on the room and on whether it might get wet. Our guide to liquid screed or sand and cement lays the choices side by side. For small, fiddly rooms, steps and floors laid to falls, hand-laid screed is often simpler.
Pump access in Hurst Green, Holland and Oxted
Whether the house is in Hurst Green, Holland, The Ridge or closer to the centre, the pump and mixer stand outside and a hose runs to the room. The shorter and clearer that route, the smoother the pour.
A driveway makes it straightforward. A garden extension reached only down a side path, or through the house, needs the route protected and cleared beforehand. Upper floors are possible too, as long as the structure can take the weight and the hose has a safe path. The machinery is described on our pumped screed service page; pumps and machines go out only with our own crew, never on hire.
The room has to be ready: weathertight, edge strips fixed around the walls, insulation and membrane in place, and any gaps sealed so the liquid cannot escape.
Leave the doors and windows shut for the first day after pouring, then open things up a little so air moves gently. A floor you can stand on may still be wet underneath; expect drying at close to a millimetre a day through the first 40mm, and a test comes before any flooring. Caterham, 3.6 miles away, has its own liquid screed page.
