Liquid screed for East Grinstead extensions and garden rooms
An extension floor has to do three things: finish level with the house, carry the new finish without cracking, and work with any heating in it. Pumped liquid screed handles all three well. It flows across the whole floor from one hose, settles flat on its own and shrinks very little, so a large room needs few joints.
Depth is modest. In a house it can float over insulation at as little as about 35mm, while a commercial floor starts at about 40mm. Where there is heating, the pipes want a minimum of 25mm of screed over them, and a heated East Grinstead extension floor usually lands between 45 and 50mm. Keeping the layer that thin makes it easier to run the extension floor into the house with no lip at the doorway.
Flatness is a strength. SR1 or SR2 is readily achievable straight from the pour, which suits large tiles and engineered boards. Where a sheet finish needs a smoother base than the screed alone gives, a thin layer of compound can follow.
Garden rooms are often further from the road than the house, so the hose run is longer. That is rarely a problem, but we need to know the route, any steps and the distance when we price.
Two binders are used: calcium sulphate and cement. Calcium sulphate cannot go where a floor may get wet, so the room's use decides the product. For grades and laitance, see anhydrite flow screed in East Grinstead.
Pumping into East Grinstead flats and upper floors
Flats make up 25% of East Grinstead's homes, and a pump makes upper floors simpler. The hose can be run up a stairwell, through a window or along a corridor, so a second floor apartment gets the same flat floor as a ground floor room without anyone carrying bags up the stairs. In flats, the screed usually floats over insulation or an acoustic layer to limit sound passing to the home below.
Speed is the main reason builders choose it. Walkable within 24 to 48 hours, a liquid floor lets other trades return quickly. Being ready for the finish is a longer wait, roughly a day a millimetre through the first 40mm, with deeper screed drying more slowly, though the heating can help once the screed is old enough for it. Our screed drying guide sets out the stages, and the comparison of liquid and sand and cement screed helps if you are still choosing.
On cost, 2026 UK rates for liquid screed run from £24 up to £31 per m². Pump hire runs at £300 to £600 per day where charged separately, but we do not hire out pumps; our crew brings its own as part of a fixed price.
