Flexible levelling for East Grinstead's timber-framed buildings
The High Street has one of the longest continuous runs of 14th century timber-framed buildings in England. Floors in buildings like these can move, sit on old structures and are sometimes uneven. Adding a heavy screed raises the floor and adds weight, so a thin layer is often the more sensible option, with a flexible levelling product where the structure has some give.
Compound typically goes down at about 2mm to around 10mm thick, and certain products allow more. It is meant for a floor that is solid but not flat. SR1, wanted by many sheet finishes, allows no gap above 3mm under a 2m straightedge; SR2 relaxes that to 5mm, which plenty of tiles and engineered boards accept.
First comes primer, and which one depends on what is underneath. Concrete, sand and cement, calcium sulphate and timber each need the right product, and calcium sulphate must have its laitance removed. Loose boards or hollow patches are fixed before anything is poured.
Converted flats make up 5% of East Grinstead's homes, and conversions often have mixed floors, part old, part new, that need bringing to one level before new coverings. In flats, any levelling also has to work with the acoustic floor between homes.
Compound has limits. A floor that has cracked, is failing or sits well out of level needs rebuilding, since compound poured deep to hide a failed floor can crack and lose its bond. In that case we price screed repairs or a new screed.
Shop refits in Queens Walk and West Street
The 2006 East Grinstead Town Centre Master Plan identified Queens Walk and West Street for regeneration, and retail and mixed-use redevelopment there is the main commercial floor work the plan points to. Shops and offices changing hands usually need the old floor taken back and levelled before a new finish.
The work starts with preparation. Old adhesive, tile beds and loose patches come off through our floor preparation service, then the base is primed. Quick drying compounds keep a Queens Walk or West Street refit on programme, with the new flooring going down shortly afterwards.
Where a commercial floor is more than uneven, the answer changes. Cracked or hollow screed is cut out and replaced, and where a new base is needed, a hand-laid sand and cement floor gives a sound substrate before levelling. For a thin smoothing coat on a floor that is already nearly flat, see latex screed.
Every commercial job is priced in writing before work starts, and planned around opening dates and other trades. Tell us the opening date when you ask for a price, so the drying time of the compound is built into the programme.
