Levelling floors on Crowborough's newer estates and extensions
A floor that looked fine under carpet can show every flaw once a homeowner chooses LVT or large tiles. Small ridges, trowel marks and dips near doorways all come through a thin finish. Homes built between 2000 and 2014 are 9% of Crowborough's stock, and on floors of that age the usual task is a skim of compound rather than new screed.
BS 8204 grades a floor by the biggest gap found beneath a 2m straightedge. The three classes stop at 3mm (SR1), 5mm (SR2) and 10mm (SR3). Under LVT and many thin sheet finishes, SR1 is what we aim for.
Extensions raise a different problem. Where a detached house has been extended or knocked through, the join between old and new floors can leave a lip, a slope or a crack line. Compound, poured after the right primer, fills the low areas and feathers across the join so the finish runs through without a ridge.
Priming depends on the base. Sand and cement, concrete and sanded calcium sulphate screed each take their own primer, and a dusty or weak surface may need floor preparation first.
There is a limit. Compound normally goes on at 2mm to 10mm or so, a few products thicker, yet using a heavy pour to save a floor that ought to be rescreeded risks cracking and lifting. When that is the case we say so, and point you to sand and cement screed in Crowborough.
Unit refits at Farningham Road Industrial Estate
Farningham Road Industrial Estate, part of Wealden Business Park beside the station, has around 41 units, and when a tenant changes, the new occupier may want a different floor finish in the office, the trade counter or the workshop.
Before vinyl, carpet tiles or LVT go down in a unit office, the old adhesive has to come off, damaged patches have to be repaired and the base has to be made flat. Levelling compound does the last part quickly and evenly, and fast drying products keep the fit-out on programme.
The eight new, highly insulated employment units that Wealden District Council has built there are a different starting point: new floors that may only need a levelling layer before the tenant's finish goes down.
Where concrete in an older unit is worn, broken or dusting, concrete floor repair or concrete floor grinding comes before any compound. Shop and office refits elsewhere in town follow the same steps on a smaller scale. For sites in Tonbridge, see floor levelling in Tonbridge.
