Shop, office and unit floors in Sevenoaks
Commercial refits are a large part of floor levelling. When a shop on the High Street or in the Bligh's development changes hands, the old covering comes up and leaves adhesive residue, patched screed and height changes where partitions stood. A new vinyl, LVT or tiled floor will show every one of those faults unless the base is levelled first.
We measure flatness rather than eyeballing it. BS 8204 classes it by the largest gap under a 2m straightedge: SR3 permits 10mm, SR2 5mm and SR1 only 3mm. Thin sheet vinyl often needs SR1, so a High Street or Bligh's unit getting vinyl will usually be levelled to that class. We check the existing floor, grind or repair where needed, prime for the base type and pour a compound to reach the class your flooring requires.
North of the town, trade units and workshops in the industrial area along the A225, where Sevenoaks Quarry works on Bat and Ball Road, have their own floors to consider. Workshops and units changing tenant may need levelling before a new resilient floor, or concrete floor grinding to remove old coatings first.
Expect compound to be laid roughly 2mm to 10mm thick; certain products are made to go deeper. It is fast drying, so a shop floor can be levelled without holding up the fitter. Where the floor is badly broken up, commercial screeding may be the better route.
Levelling older Sevenoaks homes before new flooring
In houses, the problem is often where old meets new. An extension floor rarely lines up perfectly with the original house floor, and knocking through to make one open room exposes the join as a step or a dip. Homes from 1973 to 1999 make up 21% of Sevenoaks housing, and semis 22%; houses of both kinds are often extended at the back, which is exactly where this happens.
Older solid floors can be uneven across the whole room. If the floor is sound, dry and well bonded, compound over a suitable primer will bring it flat for LVT or engineered wood. Whether the base is concrete, calcium sulphate, sand and cement or old tiles, the primer is matched to it.
Compound is not a fix for everything. A deep pour on a floor that really wants a new screed can crack and come unstuck, and hollow, crumbling or damp floors must be repaired first. Then the straight answer is to replace it with a new sand and cement floor. On a sound base that is only a few millimetres out, a thin latex screed might be enough.
