Shop and office refits in Swanley town centre
A unit refit has a tight window. The old tenant's flooring comes up, the new fit-out team wants to start, and the floor underneath is rarely ready. Lifting carpet tiles or vinyl usually reveals old adhesive, patched areas and low spots that a thin new finish will show straight away.
We take it step by step. Loose or damaged screed is cut out and repaired, which our screed repairs service covers. Old adhesive and contamination come off, sometimes by concrete floor grinding. Next comes a primer matched to what is underneath, which differs for cement screed, calcium sulphate screed and bare concrete, and only then is compound poured.
Expect a layer somewhere around 2mm to 10mm, with certain products able to go deeper. Fast drying products keep the programme moving, so the shopfitters and flooring team can follow on quickly.
Flatness is graded under BS 8204 by how far a 2m straightedge stands off the surface. No gap under it may exceed 3mm for SR1, or 5mm for SR2. Thin sheet flooring often needs SR1, so that is what we work to for vinyl and LVT in a shop unit.
Where a unit needs more than levelling, such as a new wearing screed across the whole floor, our commercial screeding service handles it. Carpet tiles going back into an office may only need SR2, but the flooring specification decides the target.
Levelling floors in Swanley homes and extensions
Homes built between 1973 and 1999 account for 31% of Swanley's stock, alongside the larger post-war share. A floor that has been through two or three finishes is often left with old adhesive, ridges or patched areas, and each needs dealing with before a thin new finish.
At home, the usual trouble spot is the doorway into a newer extension. The two floors are laid years apart and rarely meet at quite the same level. A compound feathered across the threshold can take out a small step so LVT or tiles run through as one floor.
Compound has limits, and we are straightforward about them. Pour compound thick to rescue a floor that wants rescreeding and it can crack or lose its grip. A floor that sounds hollow, shows damp or dips further than compound can fill is better off with fresh screed. For those floors, see sand and cement screed in Swanley, which can be laid to meet the existing level.
Before any of this, we check the floor with a 2m straightedge and note the finish you plan. A floor under carpet can tolerate far more than one under LVT, so the target decides how much compound, and how much preparation, the job needs.
