Levelling for Bluewater and Ebbsfleet Central fit-outs
Store fit-outs run to fixed opening dates, and the floor has to be ready before anything else can follow. Once the previous finish is stripped, the slab or screed underneath often shows old adhesive, patched areas, trenches from services and low spots. A thin new floor finish would show all of them, and the retailer's flooring contractor will not lay over a base outside tolerance.
The work follows a clear sequence. Damaged areas are cut out and repaired, and contamination is ground off where needed with concrete floor grinding. Priming comes next, and the primer changes with the base, since cement screed, calcium sulphate screed and bare concrete each take a different one. Only then does compound go down, spread out until the floor meets its flatness class. Quick setting products mean the shopfitters are not left waiting.
BS 8204 is the yardstick: lay a 2m straightedge down and measure the gap beneath. Under it, SR1 tolerates no gap over 3mm and SR2 none over 5mm. Thin sheet flooring often needs SR1, so that is our usual aim for shop vinyl and LVT at a place like Bluewater. Heavier tiles and carpet tiles may accept SR2, but the flooring specification decides, so we work to the figure written on it rather than a general rule.
Ebbsfleet Central, planned as a mixed-use quarter around the international station, will bring new commercial floors of its own. New buildings like these need flat, durable screeds before fit-out, and our commercial screeding service covers the full screed as well as the levelling layer.
Recent Swanscombe homes and uneven floors
Homes built between 1945 and 1972 make up 21% of Swanscombe, and older solid floors from that time can be uneven after decades of settlement. At the other end, recent homes sometimes need screed repairs or levelling before new flooring, often discovered when the original carpet comes up and LVT is planned instead.
If the screed is sound, a compound brings it to SR1 or SR2 for the new finish. A floor that rings hollow, has cracked right through or dips well beyond tolerance is a different case, because thick compound over a floor that wants new screed can crack and let go. Local damage calls for screed repairs, and a failed floor for a new screed.
Doorways into an extension cause trouble too. Old and new floors seldom finish at one height, and compound feathered across the gap can lose a small step so a single finish carries on through.
Before quoting, we note the finish you plan, because carpet tolerates far more than LVT or large tiles. That target sets how much preparation and compound the floor needs. The same levelling work is available in Tilbury.
