Pumping screed to Swanscombe flats and upper floors
A liquid screed is mixed and then pumped through a hose, which is what makes it the practical choice above ground level. The pump stands outside, the line runs up a stairwell or through a window, and the screed arrives in the room ready to spread.
For a flat that matters in several ways. There is no stream of barrows through a shared entrance, less mess in the common parts and a much shorter working day. So before quoting a Swanscombe flat we ask which storey it is on, how a hose would get from the kerb to the room, and whether parking outside the block is limited.
Once in the room, the screed flows under its own weight. A light dappling releases trapped air, and the surface settles level. Reaching SR1 or SR2 against a 2m straightedge is routine for it, and because it barely shrinks it needs far fewer joints than a screed ruled by hand. For the machinery, see how we pump screed.
Depth follows the build-up. Laid floating on insulation boards, it begins at roughly 35mm in a flat or house and 40mm in commercial space. Pipes in the floor need 25mm or more on top, taking a heated floor to around 45 to 50mm.
Where an apartment specification names a particular calcium sulphate grade, the anhydrite flow screed page for Swanscombe deals with that material in detail.
Open-plan houses and extensions in Swanscombe
Houses suit liquid screed too, especially where a ground floor is being opened into one space. A rear extension joined to a kitchen creates a long, continuous floor that a pumped screed can cover in one visit, finishing level at the doorway to the existing house.
The town's newest homes are part of the same picture. Homes built since 2015 are 9% of Swanscombe's stock, and where one of these is extended, the new floor has to finish level with an existing insulated floor, which a flowing screed can be set to match.
Drying is the part to plan. You can walk across it 24 to 48 hours after the pour, but a moisture-sensitive finish has to sit out the drying, which runs at about a millimetre a day to 40mm deep and slows after. Our guide to screed drying times goes through it.
A pumped screed is less suited to a single small room or a shower floor that needs a fall. For those, hand-laid sand and cement usually works better. The same pumped service is also available in nearby Dartford.
