Liquid screed in Dartford apartments and extensions
Liquid screed is pumped as a fluid and levels itself, so large floors are covered in a day and finished flat. It reaches SR1 or SR2 flatness without much trouble, which is what LVT, engineered wood and large tiles need. Calcium sulphate and cement based liquid screeds both exist, and which one is used depends on the specification and whether the area may get wet.
In an apartment scheme like Langley Square or Brewery Square, the screed is one layer in a build-up that usually includes an acoustic layer to reduce sound between floors, and often underfloor heating. The screed has to flow around pipes without voids and be deep enough to protect the layers below. Floating on insulation, a house floor can be as little as about 35mm, or around 40mm on a commercial floor.
The same qualities suit house extensions. Rear extensions on Dartford's inter-war and post-war semis produce wide new floors that have to meet the old slab cleanly. A liquid screed poured to the right level settles flat up to that join, and its low shrinkage means far fewer joints than a hand-laid floor.
Of Dartford's homes, 12% were built since 2015, and newer houses with open-plan ground floors suit the method too. For a side-by-side comparison of cost, depth and drying, see our liquid screed vs sand and cement guide.
Getting pumped screed into Dartford flats and houses
Our pump stays out on the road, and the screed travels to the room along a hose. In a block, that means running the hose up the stairwell or through an upper window, and planning the route floor by floor. On a house, the hose goes through the front door or down the side passage, so we ask about parking on the street, the length of the run and anything fragile on the way. A long run is not a problem in itself, but it changes how the pump is set up, so it is better known before the day.
Getting the timing right counts just as much. You can walk across it after a day or two, but it is far from ready for flooring: normally around a day for each millimetre of the first 40mm. Why walking and flooring readiness differ is covered in our screed drying guide.
Where pumping is the part of the job you need, see screed pumping. For the calcium sulphate grades that apartment specifications often name, read about anhydrite flow screed in Dartford. Nearby, liquid screed in Grays is covered too, with the same fixed written price agreed before the pour.
