Grinding warehouse and retail slabs at Crossways Business Park
Crossways Business Park sits close to the Queen Elizabeth II Bridge, and its warehouses and distribution units can change layout when a tenant moves on. Racking that comes out can leave fixing points and dirty lanes, marked walkways leave paint, and an earlier floor finish can leave a coating that nothing new will stick to. Retail fit-outs at Bluewater, the regional shopping centre, start from a similar place once the previous fit-out is stripped.
Diamond grinding prepares these slabs for whatever comes next. Heads set with diamond segments spin against the concrete and remove the surface in thin layers: laitance, residue, paint, thin coatings, trowel marks and the lips that form between poured bays. The floor is left clean and open, so a primer, a levelling compound, a screed or a resin system laid by a specialist can bond to it.
Depth is checked before work starts. If the floor is a screed rather than a structural slab, grinding too deep can take it below its minimum thickness, so we confirm what the floor is made of and how much can come off. Thick coatings over very large areas may be quicker to remove by shot blasting or scarifying, which our floor preparation service covers.
Next door, Ebbsfleet keeps growing as part of the Thames Gateway, and fresh slabs can carry laitance and high spots of their own, which come off the same way. Where a unit needs a new screed laid after grinding, see commercial screeding.
Extension joins and old glue in Dartford homes
In houses, grinding fixes smaller faults before new flooring. On the semis that make up much of Dartford's housing, a rear extension has to join the older slab cleanly, and where the new floor sits slightly proud at the join, a few passes of the grinder take the ridge down. Replacement kitchen floors can reveal a layer of old adhesive once the vinyl or carpet is lifted, and grinding removes it back to sound concrete.
There is a limit worth knowing. Grinding takes off high spots; it cannot correct a floor that falls or dips across a wide area. In that case we grind the highs and fill the lows with compound or a new screed, explained on Dartford floor levelling. For vinyl or LVT over the prepared floor, latex for Dartford refits is the usual thin finish.
Dust control is not optional. Concrete, screed and tile all contain silica, and grinding them makes respirable crystalline silica dust. Our grinders run only with extraction attached, and doors and openings to the rest of the house are sealed before we start. Detached houses are 9% of Dartford's homes, so in most cases a neighbour shares a wall, and keeping dust contained protects both households.
