Preparing unit floors on Northfleet Industrial Estate
When a unit on Northfleet Industrial Estate, Springhead Enterprise Park or Ebbsfleet Industrial Estate is emptied for a new occupier, the slab is rarely left bare. Painted walkway lines, glue from carpet tiles and thin coatings put down by the last tenant all have to come off before a levelling compound or a new finish will bond.
A grinder does that with rotating diamond heads that cut the top of the slab away in thin passes. The same passes take down what a straightedge finds on a big floor: lips where two concrete bays meet, trowel marks, ridges over old service trenches and isolated high spots. What remains is open, clean concrete that a primer can soak into.
Think of grinding as preparation rather than a finish. We leave a surface ready for whatever follows, whether that is compound, a new screed, a resin system laid by a specialist, or the flooring itself. We do not lay resin or polished concrete, and we do not sell or hire out grinders or diamond tooling.
The larger sheds along Crete Hall Road, such as Northfleet 168, are another scale of job. Over very large areas or under thick coatings, shot blasting or scarifying can be quicker than grinding, and both come under our floor preparation work. Where the slab is cracked, spalled or breaking up, repairing the concrete has to come before any surface treatment.
Garages, old glue and new slab joins in Northfleet houses
Grinding is not only for industrial floors. In a Northfleet house it tends to come up in three places.
Extensions are the first. Where a new slab has been cast against the old one, the join is often a small lip rather than a full step, and taking the high side down is quicker than building the low side up.
Garages are the second. An old garage floor can carry oil, paint or a sealer that a new screed or compound will not stick to, so grinding back to clean concrete is an early step in a conversion. The layers that follow are covered in our guide to garage floor screed.
The third is the floor left behind when carpet or vinyl is lifted. Old adhesive and stains stop a compound bonding, and grinding removes them without breaking out the slab.
There is a limit to all of this. Grinding removes local highs, but it cannot correct a floor that slopes or sags across a large area, and cutting too deep can leave a screed thinner than its minimum depth. For a floor like that, we grind the high spots and then level, as set out on the Northfleet floor levelling page.
