Concrete Floor Grinding in Gravesend

We grind concrete and screed floors in Gravesend with our own team and diamond heads, cutting off raised areas, bay lips, laitance, old glue, paint and thin sealers until the surface is clean and sound. The town's trading estates give the work a commercial side. A warehouse at Lion Business Park or a small unit on Canal Road can need its floor stripped back before new levelling, screed, flooring or resin by others goes on.

Warehouse and trade unit floors around Gravesend's estates

A grinder spins diamond segments across the floor, and each pass shaves a little off the surface: ridges where bays meet, trowel marks, laitance, paint, sealers and the adhesive left when an old floor covering comes up. The aim is a clean, sound surface that a primer and the next layer can bond to.

Gravesend has several places where that work applies: the warehouse and hi-tech space at Lion Business Park, the smaller units of Canal Industrial Park and the Norfolk Road estate, and the trade and retail units on Imperial Business Estate. When a unit is re-let or a trade counter refitted, the old floor finish usually has to come off before anything new goes down.

We are a contractor and grinding is part of floor preparation. Our grinders and diamonds are never sold or hired out, and resin and polished concrete are not part of what we lay. If the new floor is to be resin, the specialist lays it onto the surface we leave.

Grinding is not always the quickest tool. Across a big warehouse, or where a coating is thick, shot blasting or scarifying can strip it faster, and our floor preparation page covers those methods. For new screed over a prepared unit floor, see commercial screeding.

Depth is watched throughout, since a screed must keep its minimum depth once the grinding is done.

Riverview Park extensions, garages and silica dust

Riverview Park, built in the 1960s, has post-war houses that suit kitchen and garden room extensions, and each new floor has to join the existing slab. Where the new floor finishes a fraction high, a ridge appears along the old back wall, and a thin LVT or vinyl will show it. Grinding takes that lip down cleanly.

It will not cure a floor that slopes or sags over a large area. Grinding only lowers high points, so a floor that is out across the whole room is ground where needed and then brought up with latex screed in Gravesend or a deeper compound, or rescreeded.

Garages can need grinding too, especially where one is being converted. Detached houses make up 11% of the town's homes, and a garage floor may carry oil stains, old paint and a dusty, weak surface. Grinding removes them before the next layer.

All of this produces dust. Ground concrete, screed and tile give off fine silica particles that are harmful to breathe. Every grinder we use runs with dust extraction attached, the work area is sealed off, and rooms next to it are protected. In flats and semis, where walls and floors are shared, we plan that protection with you before the work starts.

FAQs

Concrete Floor Grinding in Gravesend: your questions

Do you lay resin or polished concrete after grinding?

No. We grind the floor clean and sound, and where the finish is resin, a resin contractor lays it onto our ground surface. We do not lay polished concrete either. On a Gravesend trade unit, grinding is often followed by levelling compound or new flooring, which we can lay ourselves.

Is grinding or shot blasting better for a large warehouse floor?

On a large open floor, or where an old coating is thick, shot blasting or scarifying usually removes material faster. Grinding gives finer control around high spots, edges and joints, and suits smaller areas and thin coatings. On a big Gravesend warehouse slab the two are often combined, and we will recommend the mix.

How much can grinding take off a screed?

Only as much as is needed to remove the high spot or contaminated layer. Each pass removes a thin slice, and we check depth as we go, because a screed taken down too far loses the depth it needs. Where a floor needs a lot taken off, a new screed or levelling layer is usually the better route.
