Concrete Floor Grinding Contractors in Gillingham, Kent

In Gillingham our own team grinds concrete slabs and screeds with diamond heads, taking down raised areas and lips between bays and stripping laitance, glue, paint and thin sealers, and leaving a clean surface for compound, screed, flooring or resin applied by others. Commercial floors make up a good share of the need here: a unit refit at Gillingham Business Park, a shop in the 1970s Rainham precinct or an empty town centre shop all start with the old floor stripped back.

Unit and shop floors at Gillingham Business Park and Rainham

As the main employment area, Gillingham Business Park has the largest concentration of unit floors in the town, and a refit there often begins at floor level. Warehouse and office floors of any age tend to pick up layers: painted walkways, adhesive from old carpet tiles, sealer coats and ridges where one bay of concrete finished higher than the next. Grinding takes them back to a clean, flat base.

Each pass of the diamond heads shaves a little off the concrete. Paint, glue, trowel marks, laitance and raised areas go with it, and the open texture left behind gives a primer something to grip. What is left is sound concrete or screed, ready for the next layer.

Shops follow the same pattern on a smaller scale. A shop in the Rainham precinct, or one of the empty town centre shops the Love Gillingham campaign aims to fill, may have several old finishes stuck down one over another.

We stop at grinding and the layers that follow it. Resin and polished concrete are not part of our work, though a resin contractor can lay onto the surface we leave, and our machines and diamonds stay with our own team rather than being sold or hired.

On a very large floor or a thick coating, shot blasting or scarifying can be quicker, and our floor preparation service covers both. Where grinding exposes a slab that is cracked or breaking up, our concrete floor repair page explains how it is put right.

Extension joins and garages in Park Wood and Twydall

Houses in Park Wood, Twydall, Wigmore and Hempstead often gain an extension or a replacement conservatory, and each new room needs a floor that meets the house. When it does not quite, the result is a lip at the old outside wall, often a few millimetres. A diamond grinder takes that ridge down so a thin finish runs across without a line.

Grinding has limits, though. It cannot level a floor that sags or slopes over a wide area, and grinding deeper than needed can eat into the thickness a screed has to keep. Where the whole floor is out, we grind the high points and then bring the rest up with latex screed in Gillingham or another compound, or advise rescreeding.

Garages can need it too. They are more usual on detached houses, which make up 15% of Gillingham's homes, and their floors often carry oil, paint and dusty, weak concrete. Grinding takes that back before a conversion floor or a new coating goes on.

Dust is the serious part. Ground concrete and screed give off fine silica dust that is harmful to breathe, so every machine we use is coupled to an extractor. We seal off the work area and protect the rooms around it, which matters in a semi or terrace with a neighbour on the other side of the wall.

FAQs

Concrete Floor Grinding in Gillingham: your questions

Do you hire out floor grinders in Gillingham?

No. K & B is a contractor, so our own team brings the grinders, diamond tooling and dust extraction and does the work. Our machines and diamonds are never sold or hired out. If you need a floor ground before your own fitter arrives, we can grind it and leave it clean and ready.

Will grinding remove the step where my extension meets the house?

If the step is a small lip or ridge, usually yes. The high side is ground down in thin layers until the two floors meet, and a thin compound can then smooth the join. If the new floor sits well above or below the old one, grinding alone will not do it and a levelling layer is needed.

Can you grind off floor paint before resin goes down?

Yes. Grinding removes floor paint and thin coatings and opens the concrete so a new system can bond. We do not lay resin ourselves, so on a Gillingham unit the resin contractor follows us. Thick coatings over a large area may suit shot blasting better, and we will say so.
