Concrete Floor Grinding in Maidstone

K & B grinds concrete and screed in Maidstone as the first stage of a new floor. Working with diamond heads and dust extraction on every job, we take down high spots and lips between bays and strip laitance, old glue, painted finishes and thin coatings, so compound, screed, new flooring or another firm's resin has a clean base. Parkwood Trading Estate was established in the mid-1950s, and a unit that has housed several occupiers since can carry layers left by each of them.

Parkwood Trading Estate and Haslemere Industrial Estate units

Both estates have a varied mix of tenants, from Parkwood off Bircholt Road to the smaller Haslemere site beside the A274. When a unit there changes occupier, its floor is seldom a blank slate. There may be painted lines, a worn epoxy finish, glue from an old office carpet, or a ridge where a racking run or partition was fixed.

Grinding deals with the surface layer. The grinder's spinning diamond segments shave the slab a little at a time, taking off coatings, adhesive residue, trowel marks and laitance, and grinding down the lips where one concrete bay sits proud of the next. What remains is clean, open concrete, the kind of surface primers and compounds bond to properly.

What happens next depends on the finish. Carpet tiles or vinyl need the floor flat as well as clean, so grinding is followed by levelling compound. A resin coating is laid by a resin contractor once we have handed over, because we do not install resin or polished concrete. Areas where the slab is cracked or broken get a repair before anything else, through our concrete floor repair service.

Grinding suits most unit floors, but a very large area or a thick coating can be quicker to strip by shot blasting or scarifying. Both are part of our floor preparation work, and we recommend the method once we know the size of the unit and what is on its floor.

Our own team brings the grinders and extraction to the unit. The machines and diamond tooling are not for sale or hire.

Town centre fit-outs and Shepway and Ringlestone extensions

Shops and leisure units in the town centre, at Fremlin Walk, The Mall Maidstone and the Lockmeadow Centre by the river, are refitted between tenancies. A shop floor stripped back between tenancies can show old adhesive, a painted border or high spots around former fixtures. Grinding clears them quickly, and a fast drying compound can follow so the opening date holds; that next stage sits on our page about flattening Maidstone floors for new finishes.

Homes need grinding too. Extensions are common on the post-war semis of Shepway and Ringlestone, and where the new slab meets the original floor there is often a small step or ridge. Grinding the high side down lets the join be skimmed and the flooring run through. After old carpet or vinyl comes up, hardened glue is ground off the concrete so that latex screed in a Maidstone refit has a sound surface to bond to.

Know the limits before you book. Grinding removes local high spots but cannot correct a floor that falls away across the room; for that, the high spots are ground and the rest is levelled or rescreeded. Grinding a screed too hard can also leave it thinner than its minimum depth, so we check depth first.

Then there is dust. Silica in concrete, screed and tiles becomes fine respirable dust once it is ground. We grind only with extraction connected and protect neighbouring rooms and shop units.

FAQs

Concrete Floor Grinding in Maidstone: your questions

Can grinding remove old carpet glue from a Maidstone concrete floor?

Yes. Hardened carpet and vinyl adhesive is one of the most common things a grinder takes off. The diamond heads cut through it to sound concrete, so new adhesive or compound bonds to the slab rather than the old glue. Very soft or thick layers may be scraped first, and we include that in the written price.

Do you lay resin or polished concrete after grinding?

No. We prepare the surface and stop there. A resin or polished concrete specialist takes over from a clean, ground slab, and we can agree the finish they need with them in advance. If the unit at Parkwood or Haslemere needs levelling compound or a new screed instead, that part we can do ourselves.

Can grinding fix a Maidstone floor that slopes towards one wall?

Not on its own. Grinding takes down local humps and ridges but cannot correct a fall across a whole room without removing too much material. The usual answer is to grind the high spots, then lay levelling compound or a new screed. For a property in Chatham, see concrete grinding in Chatham.
