Unit refits at Medway City Estate and Neptune Business Park
A unit at Lakeside Park, Neptune Business Park or elsewhere on Medway City Estate seldom hands over a clean slab. Previous tenants leave floor paint, line marking, carpet tile glue and thin sealers, and none of those give a new compound or adhesive anything reliable to hold.
Diamond grinding strips them. The heads spin against the floor and cut away the top in thin layers, taking the coating and a skin of concrete with it. On the way they flatten the local defects that show up under a straightedge: lips where adjoining bays were cast at slightly different heights, trowel ridges, raised patches over old service runs.
Dust is the part that needs most care in a business setting. Concrete and screed contain silica, and grinding them makes fine dust that can be breathed deep into the lungs. We grind only with extraction attached to the machine and screen off offices, stock and neighbouring areas.
The result is a clean, open surface ready for the next layer: levelling compound, screed, a resin system by another contractor, or the flooring. We do not lay resin or polished concrete, and we do not sell or hire grinders. For very large floors or thick coatings, shot blasting or scarifying may be quicker, and both sit under our floor preparation service. Shop units at Cory's Wharf and the rest of the non-residential space at Rochester Riverside face the same question when their floors are fitted out.
Extension joins and garage slabs in Rochester houses
Semi-detached houses make up 33% of Rochester homes, and the domestic jobs that need grinding are found in houses of every kind.
Where an extension slab has been cast against an older one, the two rarely finish at quite the same height. A lip of a few millimetres is better ground away than buried under a thick build-up of compound.
Garage floors are another. Before a garage becomes a room, oil, paint and old sealer have to come off, or the screed laid over them will not bond. Grinding gets back to sound concrete ready for the membrane, insulation and screed that follow.
Then there are floors under lifted carpet or vinyl, where hard glue and stains stop anything new from sticking.
Grinding has a clear limit. It removes high points but cannot fix a floor that falls or dips across a room, and taking off too much can leave a screed below its minimum depth. Then the answer is to grind the highs and level, explained on the Rochester floor levelling page. Where the concrete is broken rather than just rough, concrete floor repair comes first. We grind floors in Gillingham too.
