Big open floors and Rochester Riverside apartments
A liquid screed flows rather than being spread. It fills the room to a set depth, closes around pipes and edges, and sets to a dense, flat surface. SR1 or SR2 flatness is readily achievable, and that matters for click flooring, large tiles and LVT, which show every hump.
Apartments are where that pays off. Flats are 18% of Rochester homes, and an apartment with open-plan living space is a wide floor where a hand-laid screed would take days. One flat's entire floor can often be filled before lunch. Acoustic floors between flats are part of those builds too, and the screed sits over the acoustic layer as a floating slab.
Older houses benefit when the floor opens up. A kitchen extension in Strood, or a knocked-through ground floor in Wainscott, gives a single large area that liquid screed covers without joints every few metres, because it shrinks very little.
Floated over insulation, it needs about 35mm as a minimum in a house, or 40mm in a shop or office. The floor is walkable after 24 to 48 hours. There is a calcium sulphate version and a cement based one, and the room plus the finish going on it decide which we use. Drawings that name a CA grade are dealt with under calcium sulphate flow screed in Rochester.
Pump access in Borstal, Troy Town and Frindsbury
The truck stops on the road or the drive, and from there a hose takes the mix into the house and through to the right room. The practical question is how long that run is and what it has to pass through.
On a street of terraces the hose usually goes through the front door and along the hall, so we cover floors and door frames before starting. Where the house sits back from the road or up steps, the truck position matters more, so we agree it in advance. Wherever parking is controlled, a permit or a suspended bay may be needed for the morning. The same planning applies in Borstal, Troy Town, Frindsbury or any other part of town. Upper-floor flats are reached up a stair or through a window.
After the pour, drying runs at roughly a millimetre a day over the first 40mm and slows past that, helped along by fresh air through the room. For the detail, read when a screed is dry enough for flooring. Where a builder supplies material and just needs it placed, our screed pumping service covers that. We also pour liquid screed in Chatham, about a mile away.
