Levelling unit floors on Medway City Estate
A change of tenant usually brings a change of floor. Old carpet tiles come up to reveal adhesive, patched cable trenches and uneven screed, none of which a new vinyl or LVT floor will hide. Levelling fixes the surface without replacing the whole floor.
We start by assessing the base. Anything weak or contaminated is stripped back and cracks and holes are repaired. Then the primer is chosen for what the base actually is, whether old tiles, calcium sulphate, sand and cement or bare concrete, because the wrong one is a frequent cause of compound failing.
Compound follows, poured anywhere from roughly 2mm to roughly 10mm thick in most cases. Fast drying products allow flooring to follow quickly, which suits a unit at Lakeside Park or Neptune Business Park that needs to reopen on a set date. We work to a BS 8204 flatness class, checked with a 2m straightedge. SR1 tolerates a 3mm gap, SR2 tolerates 5mm and SR3 10mm, and plenty of thin sheet floor finishes will only go down on SR1.
The non-residential space at Rochester Riverside, including the shops planned at Cory's Wharf, will need the same preparation before fit-out. Where a slab is too damaged for compound, our concrete floor repair service deals with it first. For thin build-ups at door thresholds, a latex levelling screed of a few millimetres may be enough.
Uneven floors in Rochester homes and extensions
At home, the common problem is a floor that has moved over time. Whether the house is a terrace, a semi or detached, an old solid floor can sag, crack or carry a patchwork of earlier repairs. A thin layer of compound, laid over a primed, sound base, gives a flat surface that new flooring can follow.
Extensions bring a different issue. The extension floor and the original one seldom line up exactly, so there is a step or a slope where the wall was opened. Levelling compound blends the two so one continuous floor can run through, which matters for wide plank LVT and large-format tiles.
Compound has limits, and we will tell you when a floor is past them. Poured thick to cover for a missing screed, compound cracks and loses its grip. Past about 10mm out of level, or with a base that is breaking up, the lasting fix is a fresh sand and cement floor in Rochester. Sanding timber floors is not a service we offer, and nor is selling compound for DIY jobs.
We also level floors in Gravesend, about 6.9 miles away.
