Underfloor Heating Screed in Rochester

Rochester floors with wet underfloor heating get either a pumped liquid screed or a hand-laid cement one, chosen to suit the system, with every pipe wrapped and the first warm-up kept under control. Since 2000, 15% of Rochester homes have been built, and the newest, at Rochester Riverside, call for liquid screed over underfloor heating. Older houses can take heating too, in an extension or a retrofit. Your heating engineer fits the pipework beforehand, as that is not part of what K & B does.

Heated floors from Rochester Riverside to Wainscott extensions

An underfloor heating system is only as good as the screed that covers it. The pipes need to be surrounded completely, with no air pockets, and buried deep enough for the screed to spread heat evenly and carry the weight of the room.

On a new build the floor is designed around this from the start. At Rochester Riverside, houses and apartments take liquid screed over the heating, poured in one visit over insulation. With 25mm or more required over the pipes, the liquid layer finishes at roughly 45 to 50mm deep. It flows around every pipe and gives a thinner, faster-warming floor than a hand-laid screed.

An extension in Wainscott or a garden room in Frindsbury is similar in principle. The new floor level can be set to suit the heating, and the build-up can be planned before the slab is poured.

Older Rochester houses make retrofitting awkward. Door thresholds and existing floor levels are fixed, and there may be no room for insulation, pipes and 45mm of sand and cement cover on top. A liquid screed often solves this because it needs less depth. Sometimes the old slab has to come out.

When we turn up, the pipes ought to be clipped in place and through their pressure test, with insulation, a membrane and an edge strip already laid. If they are not, our insulation and membranes service can prepare the base.

Commissioning the heating in a Rochester screed

After the pour comes patience, and it pays off for years. A heated screed must dry and gain strength before the system works at full output, and switching it on too early or too hot risks cracking.

Calcium sulphate normally lets you start the heating from around day 7, but sand and cement needs 21 days at the very least. In both cases the water goes in cool and is nudged up day by day, to the heating engineer's commissioning plan and the screed manufacturer's schedule. Our written notes on this are left with you when we pour.

Commissioning also speeds drying. A gently heated floor gives up moisture faster than one left cold, which helps the flooring stage, though a moisture test is still needed before tiles, LVT or engineered wood.

Not sure which screed to use over your system? How the pump reaches the room is covered under pumped liquid screed in Rochester. For budgeting, published 2026 figures show £20 to £35 per m² for a liquid floor laid over heating pipes. We also screed heated floors in Maidstone, about eight miles away.

FAQs

Underfloor Heating Screed in Rochester: your questions

When can the underfloor heating be turned on after screeding?

Around 7 days after pouring for calcium sulphate, and not before 21 days for sand and cement. Begin with the water cool and step it up over several days, never in one jump. Your heating engineer sets the commissioning plan, and we give written guidance on the screed side.

Can a garden room have underfloor heating screed?

It can, provided the base underneath is made for it. A garden room needs a sound slab, insulation, a membrane and an edge strip before the pipes go down. Liquid screed is often the practical choice because it gives full pipe cover in a thinner layer. Access for the pump hose through the garden is worth checking early.

Is liquid or sand and cement better over heating pipes?

Either will do the job at the correct depth. Liquid wraps the pipes completely with 25mm or more on top, which means a quicker warm-up. Sand and cement wants about 45mm above the pipes and is the one for smaller rooms, or anywhere a cement base is called for. Our guide to liquid versus traditional screed compares them.
