Floor Levelling and Self Levelling Screed in Snodland

K & B flattens uneven Snodland floors with self levelling compound so LVT, vinyl, big tiles or engineered boards can go down on a true base. At Holborough, owners replacing flooring sometimes lift the old finish and find a screed that needs repair or levelling first. A compound laid from about 2mm to 10mm can bring a sound but uneven screed flat. If compound will not do the job and the floor wants a new screed, we tell you so.

Levelling Holborough screeds before new flooring

Building began at Holborough in 2005, on the former Holborough Quarry, and its earlier floors are now old enough for a second round of flooring. Lifting worn carpet or laminate is when problems show: a dip across a room, a ridge where two pours meet, or small cracks that were hidden before. Thin finishes such as LVT and sheet vinyl show every one of them, and in those cases the fault lies in the screed, not the new flooring.

BS 8204 sets the flatness test: a 2m straightedge goes on the floor and the gaps under it are measured. Within SR1 no gap may pass 3mm; SR2 stretches that to 5mm. Thin sheet flooring often needs SR1, and large format tiles show up a floor that is out of tolerance just as quickly.

Levelling starts with the base. We cut out and patch anything loose or drummy, strip off old adhesive and dust, then prime to suit the base. Cement screed, calcium sulphate and bare concrete all take different primers. Compound goes on last, normally somewhere between 2mm and 10mm deep.

Where the screed is badly damaged, a screed repair comes first. If the base is sound and only needs a skim, a few millimetres of latex smoothing compound can be enough. Where preparation is the bigger job, our floor preparation service covers grinding and cleaning.

When a Snodland floor needs more than compound

Compound is not the answer to every uneven floor. Pour it thick to rescue a floor that should have been rescreeded and it may crack or come away from the base, so once the dips pass about 10mm, or the floor itself is crumbling, a fresh screed usually costs less over time.

Older Snodland houses show this most. In Snodland, 15% of homes date from 1945 to 1972, and solid floors from that era can have sunk in places or lost their damp protection. If it is sound, compound can smooth it. If it rocks, sounds hollow or shows damp, it is better dug out and rebuilt with a sand and cement screed.

A second trouble spot is the threshold into a rear extension. The two floors are laid years apart and rarely meet at quite the same height. A feathered compound across the threshold can close a small step, so one continuous floor finish runs through.

Shop and office refits follow the same logic on a larger scale. A tenant change often exposes a patched slab that needs grinding and levelling before new vinyl or carpet tiles go down, and the work can usually be finished quickly so the unit reopens on time. Rochester, about 4.9 miles off, has its own floor levelling page.

FAQs

Floor Levelling in Snodland: your questions

How flat does a floor need to be for LVT?

For LVT and sheet vinyl, manufacturers usually specify SR1 to BS 8204: put a 2m straightedge down and no gap under it may exceed 3mm. Some tiles and engineered boards accept SR2, a 5mm gap. We check a Snodland floor against the flooring maker's own requirement before we decide how much compound it needs.

Can self levelling compound go over an old quarry tile floor?

Usually yes, provided every tile is stuck fast and there is no damp. Loose tiles are removed, the surface is cleaned and keyed, and a primer suited to a glazed or dense base goes down first. Damp or crumbling floors are a different matter: compound cannot cure them, and rescreeding is the safer option.

How long before flooring can go on levelling compound?

It depends on the product, the depth poured and the room conditions, and each product sheet gives its own time. Fast drying compounds are chosen to keep the programme moving, which is why levelling suits refits where the flooring fitter is already booked. Before we begin we give you a drying estimate for your own floor, so you can fix a date with the flooring fitter.
