Replacing failed floors in older Maidstone houses
When an old solid ground floor has cracked, dropped or has no working damp protection, a new finish on top will not last. What lasts is removing it altogether and rebuilding: membrane, insulation, then a fresh screed of sand and cement.
Hand-laid screed is made for that kind of rebuild. The mix is made on site to the depth each area needs, barrowed in, then compacted and floated by hand to a dense, level surface. Nothing has to be pumped, so a mid-terrace house with no side access is no harder than a detached one. The same flexibility suits small rooms, awkward corners and changes of level between rooms.
Depths are set by the construction. Floated on insulation, a house floor goes down at 65mm and a commercial one at 75mm. Bonded to a solid slab that has been prepared, it can be as little as 25 to 40mm. Want more crack resistance? Adding fibres to the mix costs £1 to £3 per m² on published figures, and stronger screed mixes suit floors that will take heavy loads early.
We cover the whole of Maidstone, including Tovil, Upper Fant, Lower Fant, Willington and Cherry Orchard. Tell us what is under the existing floor if you know, and whether the job is one room or the whole ground floor.
Wet rooms, garages and drying times in Maidstone
A sand and cement screed is the normal choice wherever water is involved. Water and calcium sulphate do not mix, so a level-access shower or wet room gets sand and cement, shaped by hand to fall towards the drain. Getting those falls right is a large part of why the job suits a skilled hand finish.
Garage conversions are another. Garage slabs tend to be lower than the rooms beside them, so insulation and screed bring the floor up to match. See how to screed a converted garage for the layers involved.
Where sand and cement loses out is the wait. Reckon on about one day for each mm to 40mm, more after that, which puts a 65mm floor several weeks away from taking anything on top. With a flooring date already in the diary, a faster drying version at £20 to £28 per m² can make up the time. Compare the two approaches on our liquid screed page for Maidstone.
Whatever the room, tell us when the screed must be ready for flooring and we will say whether a standard mix gets there in time. That answer comes with the written quote, before anything is booked.
