Grinding unit floors at Globe Industrial Estate and Waterglade
Logistics shapes the commercial side of Grays, and the warehouses on Thurrock Park Way, at the Globe Industrial Estate and on the Waterglade Industrial Park are where grinding is most relevant. A change of tenant is a natural point to put the floor right before racking and fit-out go in.
A diamond grinder spins abrasive heads against the slab and shaves the surface away in thin layers. On a warehouse floor that removes line marking paint, old sealer or epoxy coats, tyre marks and the weak, dusty skin some slabs carry. It also takes down the lips that form where one pour bay meets the next, and the ridges left by trowelling.
What remains is bare, open concrete, ready for the next layer. That could be levelling compound for an office inside the unit, a hard wearing high strength screed on a worn area, or a resin system applied by a specialist contractor. We prepare floors for resin; we do not lay resin, and we do not produce polished concrete.
Grinding is not always the quickest tool. On a big clear floor, or where a coating is thick, shot blasting or scarifying strips the surface faster; shot blasting is covered by our floor preparation service. In a unit with open floor plus small rooms, grinding often deals with the edges, offices and toilets while blasting covers the main area.
We price unit work after seeing the floor, because coating type and thickness decide the method.
Grinding in Grays homes, garages and extensions
Houses need grinding too. It is usually the step between pulling up an old floor and laying a new one.
Carpet and vinyl leave adhesive behind, sometimes a thin film, sometimes a thick black bitumen glue. Only 4% of homes in Grays were built in 2015 or later, so a floor exposed in a refit has normally had at least one covering stuck to it before. Grinding takes that residue back to clean concrete so a primer and compound can grip.
Extensions bring a different fault. Where a new slab meets the original floor, the two rarely finish at the same height, and a small lip at the join can be ground off rather than built over. Garage floors, often marked with oil and old paint, are prepared the same way before a conversion.
There is a clear limit. Grinding removes high spots and surface layers; it will not correct a floor that slopes or sags across the room. That needs the high spots ground and then compound or screed on top. Taking too much off a screed can also leave it thinner than its minimum depth, so we check thickness before cutting. Over a ground clean floor, a thin latex screed is often what goes on next.
