Correcting floor levels in Chafford Hundred kitchens
A kitchen refit exposes the floor. Once units and old tiles are lifted, dips, ridges and adhesive residue appear, and where two rooms have been knocked together the floors often sit at slightly different heights. A thin covering like LVT shows every one of those faults.
What the flooring maker asks for sets the target. Under SR1, which many thin sheet finishes insist on, a 2m straightedge shows no more than 3mm of gap; SR2 relaxes that to 5mm. An old kitchen floor uncovered in a refit often needs a coat of compound to reach SR1.
The process is short but has to be done in order. First we clean the base and take off anything loose. Then it is primed, and the primer depends on what sits under a Grays kitchen: bare concrete, a sand and cement screed, calcium sulphate or old tiles all need their own type. After priming, we pour the compound and spread it out, and it settles flat on its own. Fast drying products help the programme, and the product sheet says when flooring can go on.
We will also say when compound is not enough. A floor needing more than about 10mm, or with loose or cracked screed below, will not take compound well: a thick pour can crack and debond. Then you need a new sand and cement floor or local screed repairs.
Homes built between 1945 and 1972 are 23% of the stock in Grays, and a floor that has been patched over the years needs the same check before new flooring.
Grays South fit-outs and warehouse offices
Commercial levelling in Grays falls into two groups.
The first is the town centre. Thurrock Council's Grays South project aims to bring new homes and commercial space into the centre, and fit-outs of new units need flat floors before carpet tiles, vinyl or tiles go in. Residential fit-outs in town centre flats also call for floor levelling, often over an acoustic screed.
The second is the logistics estates: Thurrock Park Way beside Tilbury Docks, the Globe Industrial Estate on Towers Road and the Waterglade Industrial Park on Eastern Avenue. Warehouse floors there are more likely to need repair, high strength screed or grinding than compound, but any office space inside a unit needs a flat floor like any other office. A worn slab is usually ground first to remove coatings and high spots; see concrete floor grinding.
We price commercial levelling in writing after a site visit, with the finish and the move-in date agreed at the start. Across the river towards Kent, the same work is covered on floor levelling in Gravesend.
