Self Levelling Screed and Floor Levelling in Bexley

Self levelling compound is how we get Bexley floors flat enough for vinyl planks, sheet flooring, big tiles and timber boards to go down and stay put. Two quite different buildings need it here: units in the Foots Cray Business Area and Belvedere Industrial Area when a tenant changes, and homes where an extension floor runs into an older one. 22% of Bexley's homes date from 1945 to 1972, and floors that age can carry patches, old adhesive and dips.

Levelling where Bexley extensions meet older floors

A floor can be perfectly solid yet still unfit for a new finish. The seam where a new extension meets the older house, a kitchen floor patched over the years, or concrete still carrying old tile adhesive will all print through thin LVT or sheet vinyl.

We prime the base, pour the compound and let it find its own level. It goes down anywhere from roughly 2mm to 10mm deep, and some products build thicker. The goal is whichever flatness class the flooring specifies. BS 8204 puts SR1 at 3mm of variation beneath a 2m straightedge, SR2 at 5mm and SR3 at 10mm, and most thin sheet finishes want SR1.

Primer has to suit the base, be it concrete, sand and cement or calcium sulphate, and the wrong choice often explains why compound lifts. Old adhesive and weak surface material are removed first, as part of floor preparation and shot blasting.

Compound has its limits, however good the product. It cannot rescue a floor with a crack running right through it, a damp problem or a big fall across it, and a thick pour meant to hide those faults can crack and debond. Once a floor is past levelling, it needs a new screed, as set out on Bexley's sand and cement page. On a sound base, a skim of compound is the quicker way.

Unit refits at Foots Cray and Belvedere Industrial Area

Bexley's Strategic Industrial Locations at Belvedere Industrial Area, Erith Riverside and the Foots Cray Business Area are a focus for new investment. When a unit there is refitted, the old finishes may have to be stripped and a flat, primed base laid before the new flooring goes in.

Quick setting compounds let a fit-out keep to its dates, and each product's data sheet says when flooring can follow. The unit is prepared, primed and levelled so the flooring contractor can start when booked.

Bigger commercial jobs, such as a new wearing screed or a warehouse floor with worn or damaged areas, go to our commercial screeding service, and a rough slab may need concrete floor grinding beforehand. Resin coatings, polished concrete and power floated structural slabs fall outside our trade.

The Erith Riverside Shopping Centre has been sold for mixed use redevelopment, and schemes like that bring podium screeds and new floors to level. Let us have the size of the floor, what covers it now and the flooring planned, and a written price reaches you no more than 24 hours later.

FAQs

Floor Levelling in Bexley: your questions

Can I level a Bexley floor myself with a bag of compound?

Small patches, possibly. A whole room is harder: the base must be clean and primed with the right product, the compound mixed to the correct consistency and poured in one go before it starts to set. Mistakes show through thin finishes like LVT. For a floor that needs more than a few millimetres, professional levelling is usually worth it.

Does a Bexley office floor need levelling before carpet tiles?

Often, yes. Carpet tiles hide less than people expect, and old adhesive, cracks and dips will telegraph through or cause tiles to lift. A primed levelling coat gives the new flooring a clean, flat base and keeps the fit-out on programme with fast drying products.

When is a new screed needed instead of floor levelling?

When the existing base is loose, cracked right through, damp or more than about 10mm out of level. Compound finishes a floor; it does not hold one up, and laying it very deep invites cracking and debonding. Send photos or let us look at it on site, and we will say plainly which of the two your floor needs.
