Screeding in Grays

Whether it is a cold slab under a Stifford Clays semi, a kitchen in Chafford Hundred or a flat near the town centre, K & B lays the floor screed that suits the building across Grays. One figure explains a lot about the town's floors: 25% of its homes went up between 1919 and 1944, level with 1973 to 1999 as the largest share of any period. Our Slough base is about 42 miles away, and a Grays customer gets the price in writing before anything is booked.

Finding the right floor for each part of Grays

Start with the house and the screed usually follows.

Little Thurrock and Stifford Clays have many inter-war semis, and semis overall make up 36% of the town's homes. Their original ground slabs are commonly cold and uninsulated, and extension floors are the other regular need. For a hand-laid sand and cement screed for older floors, small rooms and wonky edges are no problem once the old slab is out and insulation is in. Where a rear extension is being joined to the kitchen, a pumped liquid screed for open-plan rooms covers the whole area in a day.

Chafford Hundred's later twentieth century houses suit kitchen refits. A new kitchen there may need its floor levels corrected rather than replaced, which is a job for a thin coat of compound; see levelling floors before new flooring.

In the town centre, flats bring a different set of demands, including acoustic screed and levelling for residential fit-outs. New blocks from Thurrock Council's Grays South project will add to them. Apartment floors like these may be specified in calcium sulphate, covered on our anhydrite flow screed page.

Chadwell St Mary and Thurrock Park are covered on the same basis. Tell us the age of the house, what is going on the floor and whether heating pipes are involved, and we will recommend a screed before pricing it.

Parking, access and timing a pour in Grays

Access decides how a screed is delivered. A semi with a front drive leaves room for a pump truck or a mixer close to the door. A flat near the High Street does not, and the High Street level crossing can make timing a delivery there more awkward. Tell us where a vehicle can stand, whether there are loading restrictions and how far the material has to travel once it is off the lorry.

The order of work matters too. Screed goes down once the shell is weathertight and any pipes are fixed and tested. Liquid screed is walkable within 24 to 48 hours, but neither type is ready for flooring until it has dried, so leave that time in the programme.

The other side of Grays is commercial, and it is a big one. Thurrock Park Way beside Tilbury Docks, the Globe Industrial Estate on Towers Road and the Waterglade Industrial Park on Eastern Avenue hold warehouse space where high strength screeds, repairs and floor grinding come up. Those floors are handled under our commercial screeding service and priced after a site visit.

FAQs

Screeding in Grays: your questions

Do you cover Chafford Hundred and Chadwell St Mary as well as Grays?

Yes. We lay floor screed across Grays and its residential areas, including Little Thurrock, Stifford Clays, Chadwell St Mary, Chafford Hundred and Thurrock Park. The postcodes here include RM17 and RM18. Drawings or room sizes are enough for us to send back a fixed price in writing, normally inside 24 hours.

Which screed suits an inter-war semi in Little Thurrock?

It depends on the job. Replacing a cold, uninsulated ground slab usually means digging out and laying insulation under a hand-laid sand and cement screed, which fits small, irregular rooms. A new rear extension joined to an open-plan kitchen often suits liquid screed, which goes down in a day and comes out flat. Show us the layout and we will tell you which suits.

Can you lay a screed while the rest of the Grays build is going on?

Yes, provided the roof and windows are in and nobody needs the room on pour day. Other trades must keep off the new floor until it can take foot traffic, which for liquid screed is 24 to 48 hours. Any pipework in that room should be fixed and tested before the pour, and wet trades planned around it.
