Choosing a screed across Basildon's new town neighbourhoods
Census 2021 counted 115,935 people in the Basildon built-up area. The Basildon Development Corporation absorbed the older plotland settlements and planned the town as a series of small neighbourhoods with open space, from Pitsea and Vange to Laindon and Langdon Hills, with Barstable, Fryerns, Kingswood, Ghyllgrove, Chalvedon and Lee Chapel North and South in between. The housing mix follows that plan. 44% of homes are terraced, far more than semis or detached houses, and the new town terraces date from the 1950s to the 1980s.
That age tells you a lot about the floor. A new town terrace usually sits on a concrete ground floor with little or no insulation under it. When the back of the house is extended, or a kitchen and dining room are knocked into one, the new floor has to meet that old slab at exactly the same level. A wide, open room like that suits pumped liquid screed for Basildon extensions. Where an old floor is being dug out because it is cold or damp, a hand-laid sand and cement screed copes better with small rooms and awkward thresholds.
Heating changes the build-up. Planning wet heating in that new kitchen diner? The page on heated floor screed in Basildon sets out how much screed has to sit over the pipes and when the system can first be run. Flats in blocks across the neighbourhoods are a different job again, and a refurbishment there may specify a calcium sulphate screed to a named grade, which our anhydrite flow screed page explains. And where an old new town slab is solid, just not flat, a coat of compound is often enough on its own.

Pump access, parking and timing a pour in Basildon
For a pumped pour, the mixer and pump stay outside, and the hose has to reach your front door from wherever they stand. Basildon houses with their own driveway make this simple. On a terrace, the nearest place for a lorry may be further along the road, and the hose may have to cross a shared path. Tell us where the vehicle can stand and what the route to the room looks like when you ask for a price, so the plan works on the day.
Then there is the order of trades. We pour once the extension is weathertight, with the roof, windows and outside doors fitted and the plasterer's wet work done; the kitchen fitter and the floor layer follow us. If heating goes in, your installer lays and pressure tests the pipes before our visit. Drying then sets the pace, at roughly a day per millimetre for the first 40mm, so book the pour early instead of squeezing it in when the tiler is already waiting.
Basildon also has a large industrial base. Burnt Mills Industrial Estate, Cranes Farm Road, Festival Business Park by the A127 and Southfields Business Park all hold warehouses and factory floors that need heavy duty screeds, grinding or concrete repairs when a unit changes hands or its use changes. That work sits under our commercial screeding service, while a shop or office floor that is only uneven is usually a job for compound rather than a new screed.
