Matching the screed to Southend-on-Sea's buildings
Census 2021 counted 182,295 people in the Southend-on-Sea built-up area, which spreads out from the centre through Westcliff-on-Sea, Chalkwell, Prittlewell, Southchurch and Thorpe Bay, with Eastwood, Bournes Green and Porters Town among the other districts we cover. Across the city the homes range from pre-1919 houses to recent flats, and the right screed follows the building.
Flats are a large part of it: 34% of homes are flats, and a good share of those are conversions of older houses. Converted flats often need acoustic screeds and careful levelling over old joists before new flooring, and our floor levelling for converted flats page covers that.
In the pre-1919 houses, the original solid floor may have been laid without any damp proof membrane. Putting that right usually means taking the old floor out and rebuilding it on a new membrane and insulation, topped with a hand-laid traditional sand and cement floor.
The large stock of inter-war and 1950s semis suits kitchen extensions. There the extension floor must line up with the old kitchen, and pumping liquid screed into the extension covers a wide room fast. If the extension is heated, underfloor heating screed in Southend-on-Sea explains pipe cover and heat-up.
The replacement blocks at Better Queensway will need flowing screeds laid over underfloor heating, floor by floor. Where a block specifies calcium sulphate, our anhydrite page covers the grades and testing.

Parking, pumps and Temple Farm Industrial Estate units
Access is the practical issue on many city streets. A pumped screed needs the mixer and pump parked within a hose run of the door, and resident parking bays, flats above shops or a long route through a shared hallway all take planning. When you get in touch for a quote, mention the parking rules on your street, any stairs or lift, and how far the room is from the door, and we will tell you whether the screed gets pumped or laid by hand.
Then there is the date. We pour once the room keeps the weather out, the plastering is done and any heating pipes have held their pressure test, and the flooring fitter comes after the screed has dried, not before. In a block of flats, the managing agent may also set working hours and protection rules for shared areas.
Industrial and commercial floors sit mainly north of the centre. Temple Farm Industrial Estate, near the A127, mixes light industrial and warehouse units. Beside London Southend Airport, the Airport Business Park and the planned Saxon Business Park, north of Aviation Way Industrial Estate, add new industrial and office floorspace where large pours and high strength screeds apply. Our high strength screed page covers the heavier specifications.
