Choosing a screed for Maldon, Heybridge and Wycke Hill homes
Census 2021 recorded 23,389 people living in the Maldon built-up area. For flooring purposes their homes fall into three rough groups, and each group points towards a different kind of screed.
The largest group is the houses of the 1970s to 1990s that make up much of Maldon and Heybridge. These are typical of kitchen and ground floor refits, where the old screed has cracked or sits at the wrong height for the new floor. A single room with a cracked patch can be broken out and relaid in hand-laid sand and cement. Knock the kitchen and dining room into one, or add a back extension in Heybridge, and the bigger area is a natural fit for pumped liquid screed: it settles flat by itself, and you can usually walk across it a day or two later.
The second group is the older cottages near the High Street and Hythe Quay. A damp ground floor in one of those is rarely cured by covering it; the floor comes up, and a new one goes back with insulation under a damp proof membrane and fresh screed on top. On those jobs the build-up underneath matters as much as the screed on top.
Last come the homes still being built. Recent estates such as Wycke Hill, where Crest Nicholson is adding homes, tend to use a flowing screed over underfloor heating, and where a plot's specification names a calcium sulphate grade, the grade and the drying checks matter. Our page on anhydrite flow screed in Maldon explains what that involves, while screeding over heating pipes covers pipe cover and the first heat-up.

Access, parking and timing a pour in Maldon
A screed day starts with where the vehicles can stand. For a pumped floor, the pump waits out on the road or your drive while a hose snakes through the front door to the room being poured. On a street with no off-road space, that means agreeing where the mixer parks and keeping the route through the hall clear. Sand and cement is barrowed in from a mixer, which needs a flat spot close to the door.
Timing matters just as much. The screed goes down once the building is watertight, the walls are plastered or close to it, and any heating pipes are in and tested. After that comes the wait for flooring, which runs at roughly a day for each millimetre up to 40mm and gets slower beyond that depth. Booking the flooring fitter too early is a common way to lose weeks on an extension, so we give a realistic drying date with the price.
Businesses have their own pressures. The Causeway in Heybridge is the district's main employment area and a council regeneration focus, and Wycke Hill Business Park and West Station Yard sit on the western side. Units there suit industrial screeds, repairs and grinding, and our commercial screeding service explains how that work is planned around a business.
