Which screed suits which part of Braintree
Census 2021 recorded 43,179 people living in the Braintree built-up area, which takes in Bocking, merged into the town in 1934, along with Bocking Churchstreet and Galley's Corner. We also cover Great Notley and Mark's Farm. Broadly, Braintree houses split three ways, and each group asks something different of its floor.
The older terraces near the centre and in Bocking come first. Some of these houses may have ground floors laid straight on earth. The cure is to excavate, put down a membrane and insulation, then lay fresh screed on top. For that sort of rebuild in a Bocking terrace, sand and cement laid by hand is the usual material.
Next are the post war semis. Kitchen extensions and the replacement of tired concrete floors are typical work on houses from those decades. Across a wide new kitchen, pumped liquid screed for Braintree does the job well, while an old floor that is solid but bumpy may get by with a coat of levelling compound.
Then there is the newer housing. 25% of homes in the town were built since 2000, and newer houses in Great Notley and Mark's Farm are good candidates for garden rooms and extensions, where the new floor usually has to match an existing underfloor heated screed. How the new heated floor meets the old one is set out on our page for screed over heating pipes; if a drawing calls for a calcium sulphate grade, our anhydrite page decodes it.

Timing and access for a Braintree screed pour
Your builder's programme sets our date. By the time we come, the room needs to be sealed from the weather with its windows and doors fitted, the wet plaster done and any heating pipes pressure tested. People can cross the floor 24 to 48 hours after we pour, yet it keeps drying for far longer, at about one day per millimetre to 40mm. So get the screed in the diary well before the kitchen fitter or floor layer is due.
Access decides the method on the day. Pumping means parking the mixer and pump within reach of the room by hose. Where a Braintree house has its own drive, there is little to work out. Where parking is tight and the only route to a rear room is through the house, the hose run needs planning, so tell us about restrictions and access when you ask for a price. Hand-laid screed needs a route for barrows, which on a terrace without rear access also means the front door.
Braintree's industry sits on Springwood Industrial Estate, Park Drive and Broomhills Industrial Estates, with Skyline 120 business park at Great Notley and Horizon 120 being developed nearby. Unit and warehouse floors there need a different approach from homes, with heavier screeds and more preparation, which our commercial screeding service covers.
