Which screed suits which Halstead home
Census 2021 counted 13,902 people in the Halstead built-up area, living in houses from just about every era. Nearly one in five homes, 19%, went up before 1919, and a lot of those ground floors are cold, damp and past saving.
In a Victorian terrace the fix is usually to lift the old solid floor, put down insulation and a membrane, then screed over the top. Rooms in those houses are narrow, doorways are awkward, and the back kitchen sometimes turns into a shower room, so a hand-laid sand and cement floor tends to make the most sense there.
Semis outnumber every other house type in Halstead. The post-war ones out towards the edge of town are the likeliest to be gaining a rear extension that steps out flush onto the garden, and a broad new floor of that kind is a good match for a pumped liquid screed. Planning heating pipes in that extension? Then agree the depth over the pipes and the warm-up plan early, and look at screeding over wet underfloor heating before your plumber signs off.
On a brand new house, the architect's drawings may well name a grade of calcium sulphate flow screed. Evans Court, built on the old Evans Electroselenium works, is one Halstead site that has gone over to housing. And if your floor is already there and just bumpy, levelling compound under the new flooring normally costs less and takes less time than starting again with screed.

Access, parking and timing around Market Hill
Around Market Hill and Trinity Street, in the old heart of Halstead, getting equipment to the door takes the most planning. On those streets a pumped job relies on the mixer lorry and pump finding a kerb within hose reach of your door, so we might book a bay or arrive before the town wakes up. If there are yellow lines outside, limits on loading, or an alley you share with next door, mention it at the quoting stage and the arrangements will be sorted well ahead of delivery day.
A hand-laid screed copes better with tight streets. We mix the sand and cement near the house and wheel it through in barrows, so a terrace that opens straight onto the pavement is no problem, provided there is a spot to drop the loads of material.
Whatever the build, screeding falls in the middle of the programme. Our crew needs the house sealed first, with the glazing in and external doors hung, the plasterer gone and any underfloor pipework already through its pressure test. Afterwards the new floor has to dry out before the tiler, joiner or vinyl fitter turns up, and a deeper floor keeps them waiting longer.
Bluebridge Industrial Estate, off the A1124 to the east of the centre, brings a different sort of work. Builders merchants, storage and light industrial units sit there, among them the newer business units on Sixth Avenue, and when a unit changes hands or gets a refit its floor can be repaired, levelled or topped with a hard wearing screed.
